GLS establishes joint venture in Türkiye

CBRE Investment Management and Virtuo Industrial Property have initiated a comprehensive redevelopment of a former industrial area with the Cadences project in Bezons, in the Greater Paris region. The work to transform the 3.8-hectare site, which previously housed five abandoned warehouses, began a few weeks ago. The aim of the project is to provide small and medium-sized enterprises (SMEs), logistics companies, and delivery services with a central location that is easily accessible and meets current market demands.
Strategic Location for Urban Logistics
The site in Bezons, in the Val-d’Oise department, was chosen due to its favorable connections to major transport routes. The A14, A15, and A86 motorways run nearby, and the location is close to the Port of Gennevilliers. This geographical position allows for efficient access to the Paris metropolitan area, which is considered the most significant consumer region in France. The transformation of the site is supported by local authorities, as it can attract new businesses, create jobs, and boost the local economy without requiring additional space in urban core areas.
The Cadences project will offer a variety of usage options, including urban logistics, last-mile delivery centers, and workshops for craft businesses. This diversity of usage options is a direct response to the increasing demand for logistics solutions that meet the needs of e-commerce.
Multifunctional Building Structure
Cadences will encompass a total area of 36,051 m², divided into several building sections. This includes a logistics platform on the ground floor with 15,100 m², a continuous delivery hall on the first floor with 8,981 m², and workspaces on the second floor with 11,970 m², which can be divided starting from 800 m². In total, more than 3,100 m² of office space will be available. The vertical arrangement of the buildings is designed to provide users with easy accessibility while promoting operational efficiency.
Thibault Nicolle-Malpas, Head of Transactions France at CBRE IM, emphasizes the significance of the project: “Cadences meets the diverse needs of businesses and is our first investment of this kind in Europe.”
Ecological Standards and Sustainability
The Cadences project also adheres to high environmental standards. Sustainable land use is prioritized by revitalizing a former industrial wasteland. The parking lot will be designed to be 100% permeable to minimize soil sealing. Additionally, two photovoltaic systems are planned on the roof, expected to provide a total output of 925 kW. These systems are projected to produce 907 MWh of electricity annually.
The construction work is part of an environmentally friendly building project that includes a waste separation system supported by artificial intelligence to recycle 95% of the waste generated on-site. Furthermore, 30% of the materials used will come from the dismantling of the old structures.
The building will be equipped with a special air heat transfer system designed to reduce heating costs. The entrance area will be made of clay bricks, representing an eco-friendly and sustainable construction method.
Grégory Blouin, President of Virtuo, highlights: “Cadences offers us the opportunity to pursue innovative approaches and optimize the environmental performance of our buildings.” The project aims for BREEAM certifications in the Outstanding category as well as the BiodiverCity and WiredScore labels.
