May 19, 2026 at 1:11 PMThe US real estate service provider Lincoln Property Company has announced the groundbreaking for the Sky Harbor Logistics project in Tempe, Arizona. This initiative involves the transformation of a former office site into a modern logistics center and will be realized on a plot of land in close proximity to Phoenix Sky Harbor International Airport.
The company has been working at the site since 2024 to demolish an almost 20,000 m² office building and a parking garage, preparing the area for its new use. John Orsak, Executive Vice President of Lincoln, explained that the original building was constructed in 1977 as an industrial property and was converted into office space in 2018. With the return to an industrial use, the project aims to meet the demands of a changing economy.
Project details
The planned logistics center will cover an area of 6.57 hectares and will total 23,600 m². It consists of two nearly identical buildings, each equipped with a height of 9.75 m, 44 loading docks, and four access gates. Each building will also feature 266 parking spaces to support efficient distribution and time-sensitive supply chains. The facilities will include ESFR sprinkler systems, LED lighting, and large windows that provide bright interior design.
The buildings are designed for both single and multi-tenant use and can be divided into units of up to 2,973 m². Additionally, they will be equipped with air conditioning to enable immediate use.
Nick Nudo, Vice President of Lincoln, emphasized the strategic location of the project in one of the most dynamic logistics corridors in the western United States. Proximity to major transportation routes, a strong labor supply, and last-mile delivery capabilities make the site particularly attractive.
Sky Harbor Logistics is located about 10 minutes from downtown Phoenix and just five minutes from Arizona State University and Phoenix Sky Harbor International Airport. This central location promotes regional and national distribution and strengthens the area’s role as a hub for air freight, e-commerce, as well as advanced manufacturing and logistics. The site is also near Interstate 10 and Loop 202, providing access to a labor pool of 1.6 million people within a 30-minute drive.
The completion of the project is scheduled for spring 2027. Butler Design Group serves as the architect, while Willmeng acts as the general contractor. Lincoln will handle the leasing and property management of the buildings.
As part of the project, Lincoln will also contribute to art promotion in Tempe by participating in the „Art in Private Development“ program, which brings public art to the city.
