Feb 2, 2024 at 7:36 PMIn light of rising land prices and the acute shortage of space for new logistics buildings, the remediation and revitalization of brownfields plays an enormous role in the German logistics and industrial real estate market. Additionally, there is a positive sustainability effect, as no new areas need to be sealed. Against this backdrop, the German Brownfield Association (DEBV) has now entered into a partnership with the business platform BUILDINX – INNOVATIONS FOR LOGISTICS PROPERTIES.
(Dortmund) In Germany, an estimated 150,000 hectares of brownfields are available, with a rising trend. This corresponds to about half the area of Saarland. These areas often provide an ideal basis for the construction of new logistics and industrial properties, especially since demand far exceeds the supply of actually available new areas. For an increasing number of renowned logistics property developers, so-called brownfields – industrial wastelands – now account for more than two-thirds of their assets. This trend is further fueled by Germany’s commitment to drastically reduce the sealing of new areas and to aim for a net-zero land consumption target by 2050. As an association, the DEBV consolidates the interests of all involved brownfield stakeholders and aims to establish coordinated funding programs at the federal level as well as the creation of a standardized register for industrial wastelands to best manage the challenges associated with this transformation in the logistics real estate sector.
Meeting Place for the Entire Value Chain
The partnership with the business platform BUILDINX – INNOVATIONS FOR LOGISTICS PROPERTIES underscores this concern: The Dortmund trade fair, taking place from November 19-21, 2024, offers an ideal meeting place for exchanging ideas around the entire value chain of innovative logistics and industrial properties. “By revitalizing already sealed areas, existing burdens are responsibly eliminated, and green spaces are effectively protected from new sealing. The DEBV, with the expertise of its members, is committed to an open and constructive dialogue to strengthen acceptance, planning, and investment security for the revitalization of brownfields as a contribution to a climate-neutral future for Germany and Europe,” emphasizes Raphael Thießen, Managing Director of the DEBV. “From our perspective, BUILDINX is an excellent platform to bring this topic more to the forefront.” +
Importance of Brownfields for Logistics Real Estate is Constantly Growing
