Jul 7, 2026 at 1:14 PMThe Belgian logistics real estate developer WDP has further expanded its presence in France by acquiring two logistics properties in Alzonne and Vendargues. The investments amount to a total of approximately 52 million EUR and encompass a leasable area of about 50,300 m². The new properties generate an average net operating income (NOI) of around 7%, supported by lease agreements with an average duration of seven years. These acquisitions strengthen WDP’s network along key logistics corridors in southern France and contribute to the development of an increasingly connected European logistics platform.
Details on the acquisitions
In Alzonne, near Toulouse, WDP acquired a newly built cold storage logistics property as part of a sale-and-leaseback transaction with DHL. The investment amounts to approximately 27 million EUR. The property includes around 23,300 m² of gross floor area (GLA) and offers an additional 8,000 m² of development potential. It is fully leased to DHL, with a fixed lease agreement for nine years. DHL uses the facility to consolidate logistics flows for a company in the plant protection sector by bundling logistics flows from four locations into a single distribution center.
The building was specifically designed for cold storage logistics and meets the requirements of the certification standards BREEAM Excellent and WELL Core Gold (offices only), as well as the EU taxonomy and CRREM guidelines. Sustainable features of the warehouse include solar panels, infrastructure for electric vehicles, and a fully electric air conditioning system.
In Vendargues, near Montpellier, WDP has acquired a fully leased logistics property for approximately 25 million EUR. This property encompasses about 27,000 m² of GLA and serves as the headquarters and operational center for Southern Europe of a long-standing international WDP client.
The acquisitions highlight WDP’s ongoing efforts to identify attractive opportunities in the French market and to expand its presence in established logistics markets along key transport axes.
