May 16, 2021 at 9:26 AMPanattoni, the specialist in logistics and industrial real estate, is developing a multifunctional and third-use building with approximately 19,500 sqm of total usable space on a 31,000 sqm brownfield site in Unna. Completion is scheduled for spring 2022. The property has excellent access to the A44 and A1 motorways.
(Hamburg/Unna) Panattoni, the leading project developer for industrial and logistics real estate in Europe, is realizing a brownfield project in Unna, North Rhine-Westphalia. The site is located in the eastern Ruhr area, close to the economic metropolises of Dortmund, Essen, Duisburg, and Düsseldorf, and has excellent access to the A44 and A1 motorways, which can be reached via the federal roads B1 and B233.
The approximately 31,000 sqm site is one of the last available areas in the established industrial park Unna-Süd. Panattoni acquired the property after a brief exclusivity phase lasting only a few weeks, and leasing is already taking place during the construction period. For this purpose, Panattoni is in contact with various potential tenants.
Intensively greened outdoor areas
On the site previously used for metal processing, Panattoni is developing a modern logistics park with a multifunctional and third-use building layout. The total usable area is approximately 19,500 sqm, of which about 16,800 sqm is logistics space, 900 sqm is office and social space, and 1,600 sqm is mezzanine space, with a building height of 10 m UKB. Additionally, truck and 60 car parking spaces are planned. In the interest of sustainable and resource-saving project development, Panattoni aims for DGNB Gold certification. Furthermore, the developer is equipping the property with intensively greened outdoor areas.
“We are pleased about the revitalization of the commercially shaped area and hope that many jobs and training positions for the people in the region will be created there in the future,” says Dr. Michael Dannebom, head of economic development in the district of Unna (WFG). His team accompanied the developer Panattoni in the very rapid acquisition phase of just six weeks.
Support from Economic Development Unna
“A real estate development in this significant economic and logistics region represents a gain for future users as well as for the municipality. As a company with short distances, we were also able to keep the acquisition and land examination phase short here. We would particularly like to thank the Economic Development of the district of Unna and the city of Unna for their good cooperation,” says Fred-Markus Bohne, Managing Partner at Panattoni.
Panattoni plans to start construction in autumn 2021, with completion expected in spring 2022. On the brokerage side, Bülent Alemdag from Realogis was responsible for the land brokerage and will also accompany the marketing.
