In the municipality of Ludwigsau near Bad Hersfeld, the Hamburg-based project developer has acquired a 192,000 square meter plot of land. A logistics center with a total area of up to 97,000 square meters is to be built on it. Garbe Industrial Real Estate is investing around 85 million euros in the project.
(Hamburg/Ludwigsau) The ready-to-build plot is located in the Bad Hersfeld-Ludwigsau business park, an industrial area of around 840,000 square meters in the northern Hesse city triangle of Bad Hersfeld, Bebra, and Rotenburg an der Fulda. “With this purchase, we have secured one of the last available, ready-to-build prime pieces of land of this size,” emphasizes Jan Dietrich Hempel. “It is located in an economically strong area that is now one of the most important logistics regions in Germany.” The managing director of Garbe Industrial Real Estate particularly highlights the central, well-connected location. The site is connected to the A 4 via the B 27 Göttingen – Fulda, which links Kirchheim with Dresden. The Bad Hersfeld junction is located ten kilometers away.The Hamburg project developer plans to build a logistics center in Ludwigsau with a total hall area of up to 97,000 square meters. They will be distributed across two buildings that will be parallel to each other. Included are office spaces, social rooms, and mezzanine areas. To generate renewable energy, a photovoltaic system will be installed on the roofs. The outdoor area will feature charging stations for electric cars and bicycles. Garbe Industrial Real Estate aims for the property to achieve certification according to the Gold Standard of the German Sustainable Building Council. “Our project developments are always oriented towards internationally recognized ESG criteria,” says Jan Dietrich Hempel.
Completion planned for the end of 2023
Construction of the logistics center is set to begin in the second half of the year. Completion is planned for the end of 2023. In addition to discussions with a tenant for the entire area, talks with other potential tenants are now also underway. Mayor Wilfried Hagemann welcomes the settlement success: “We are pleased that we were able to attract the Europe-wide operating company Garbe Industrial Real Estate as a project developer for our location. In consultation with the planning authorities, we will communicate the next steps in the milestone planning to the elected representatives and the public in a timely manner to ensure necessary transparency.”The land purchase was facilitated by the real estate consulting company Logivest from Munich, which is also entrusted with the exclusive leasing mandate.Photo: © Garbe
