
BVL Austria Celebrates 40 Years of Logistics Dialogue with Record Participation

May 23, 2025 at 6:45 PMThe construction work on the shell is in full swing, and the installation of the roof structure is just around the corner: In Rüdenhausen, about 35 kilometers east of Würzburg, Garbe Industrial Real Estate GmbH is currently developing a logistics center with a total area of approximately 16,000 square meters.
(Hamburg/Rüdenhausen) The real estate company Garbe is investing around 25 million euros on-site together with its joint venture partner BentallGreenOak (BGO). Four months after the start of construction, a topping-out ceremony was held with representatives from the local municipality, the district, and project stakeholders.
“With this, we have reached an important milestone on the way to the planned completion in the fourth quarter of this year,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate: “The work on our high-quality and sustainable logistics property is progressing rapidly. The excellent transport connections to the highway network and public transport ensure good accessibility and make the project not only economically attractive but also future-proof. Special thanks go to the local municipality and the permitting authorities for their good cooperation.”
Brownfield on Former Nursery
The new building in the Kitzingen district is being constructed on a plot of approximately 31,000 square meters of a former nursery. Garbe Industrial Real Estate acquired the so-called brownfield from Terrae Immobilien GmbH. As a co-developer, it created planning rights and prepared the construction site. This required the demolition of old buildings and foundations. Subsequently, the soil was extensively remediated. “By revitalizing this unused area, we are unlocking valuable land reserves without sealing additional areas and creating new settlement potential for companies and employees,” explains Adrian Zellner.
15,000 Square Meters of Hall Space
The property under construction will have approximately 15,000 square meters of hall space and storage mezzanine at a height of ten meters to the underside of the truss. The area can be divided into two units, making it suitable for two tenants. Additionally, there will be about 1,000 square meters for offices. The property will be equipped with twelve loading bridges and two ground-level sectional doors for loading and unloading trucks. The general contractor List Bau München has been commissioned for the execution.
The new building is being realized with consideration of current ESG criteria, as Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council for the property. The roof of the property will be pre-equipped for the installation of a photovoltaic system to harness renewable energy. Another part of the roof is to be greened. The building’s heating will be provided by air heat pumps. To offer habitat for local fauna, not only nesting opportunities for various bird species will be created on the outdoor area, but also bat roosts. Additional bat roosts and nesting boxes for swiftlets will be installed on the building facade.
Another Logistics Center Planned in Rüdenhausen
The new building primarily targets medium-sized companies looking for modern storage and logistics spaces with excellent transport connections in the Würzburg economic region. The property is located on the outskirts of the municipality, in close proximity to the A 3. This connects the site westward to Frankfurt am Main and eastward to Nuremberg. The Wiesentheid interchange is only one kilometer away and can be reached without passing through the town. Not least due to the favorable location, Adrian Zellner expects leasing to occur even before the planned completion in the fourth quarter of 2025. In the Franconian municipality of Rüdenhausen, Garbe Industrial Real Estate is also planning another logistics center with a total area of around 19,000 square meters. Construction is set to begin in the third quarter of this year.
