May 5, 2022 at 12:19 PMPanattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the groundbreaking for the City Dock Düsseldorf Hilden in the city of Hilden, North Rhine-Westphalia, on May 4, 2022. The ceremony, marking the start of construction work, was attended by the Mayor of Hilden, Dr. Claus Pommer, Christian Schwenger, team leader of economic development for the city of Hilden, as well as representatives from Panattoni and the general contractor Goldbeck.
(Hamburg/Hilden) The modern business park is being developed on a roughly 27,500 m² brownfield site of a former felt factory in the center of the economic locations of Essen, Duisburg, Düsseldorf, Leverkusen, and Wuppertal. Soon, potential tenants will have 17 units available across four building complexes, with rental spaces starting from 1,000 m² on a commercial area of approximately 17,200 m². The clear height is 8 m UKB. In the interest of sustainable and energy-efficient development, Panattoni aims for certification according to the DGNB Gold Standard during construction.
The site is located in the Hilden business area South-West and has excellent access to the federal highways A3, A46, and A59. The city of Düsseldorf, with its airport and inland port, is just a 25-minute drive away. A suburban train connection and a bus service are reachable within a 10-minute walk.
“The demand for hall-office combinations at the Hilden location is high. Therefore, I am pleased that the City Dock located in Hilden creates potential for companies with more than 150 jobs. Although the redevelopment of the site was a challenge, Panattoni has succeeded in developing a new future perspective on the brownfield of the former felt factory,” says the Mayor of Hilden, Dr. Claus Pommer.
Diverse User Base with Different Business Models
With the concept of “City Dock,” Panattoni presents an innovative solution for the development of commercial spaces in urban locations, targeting a broad user base with various business models. In particular, small and medium-sized enterprises (SMEs), manufacturing industries, crafts, trade, and start-ups benefit from the demand-oriented use and constant expandability of the spaces, as well as excellent connectivity and infrastructure. Due to the flexible usage options of the spaces, which can be modularly expanded or combined in terms of size and layout, tenants can design their spaces themselves.

Completion Planned for Q1/2023
This development is one of a total of ten City Dock projects that Panattoni has been realizing since 2019. In addition to the City Docks at the locations of Berlin Spandau, Falkensee, and Alt-Hohenschönhausen, the developer is also working on further projects in Essen, Kirchheim near Munich, in the Lower Saxony capital of Hanover, as well as in Leonberg and Sindelfingen, both in Baden-Württemberg. Panattoni plans to complete the City Dock Düsseldorf Hilden in Q1 2023.
