Sep 6, 2024 at 3:27 PMIn two and a half months, the hall doors of the Messe Dortmund will open for the first time for BUILDINX – INNOVATIONS FOR LOGISTICS PROPERTIES: From November 19 to 21, 2024, everything that is prominent in the logistics and industrial real estate world will come together at this business platform. In addition to the big players and start-ups, important organizations such as the Federal Association of Logistics (BVL), the German Brownfield Association (DEBV), and the German Association of Cities and Towns (DStGB) will discuss the future of logistics settlement.
Dortmund, 03.09.2024 – Experts expect a temporarily declining demand this year in response to current economic uncertainties and increased cost pressure. However, a study by the Fraunhofer Institute for Integrated Circuits (IIS) in collaboration with Aurelis Real Estate anticipates a significant increase in logistics space demand from 2025 to 2028. Additionally, the demand for environmentally friendly logistics properties is also rising due to the growing importance of ESG criteria.
Largest contiguous photovoltaic area
The pan-European logistics and industrial real estate developer Baytree Logistics Properties presented the logistics center “C3” in the Bremen freight transport center for BLG Logistics last year, which, with 82,500 square meters, represents the largest contiguous photovoltaic area on the roof of a logistics center and was inaugurated by Federal Minister of Economics Robert Habeck.

In addition, the company is responsible for the construction of the world’s largest charging station for electric cars at the Merklingen train station. Sustainable raw materials such as wood are also playing an increasingly important role in construction.
“We could think of logistics properties primarily as power plants in the future! A vision would be that in new project developments, especially in municipalities, the contribution of logistics properties to energy issues is at the forefront. Then logistics will transform from a problem creator – in terms of energy and land sealing – to a problem solver,” explains Professor Alexander Nehm from the Duale Hochschule Baden-Württemberg in a conversation with BUILDINX.
Logistics companies are future-proof employers
Alexander Handschuh, spokesperson for the German Association of Cities and Towns (DStGB), adds to this the location factor: “It is clear that logistics often places special demands on the location compared to other sectors, which do not always meet with unanimous approval locally. However, municipalities should be aware that logistics companies are attractive and future-proof employers that provide jobs for a wide range of the population, from highly qualified professionals to unskilled workers. Functioning, future-proof logistics is a crucial location factor for Germany and the municipalities.”
