Reservations for the remaining areas are in place; the “Mach2” site is expected to be fully leased before completion. It is an innovative flagship project at the Port of Hamburg and addresses the limited space and rising land prices.
(Dreieich/Hamburg) The project developer Four Parx GmbH, based in Dreieich and specializing in innovative logistics and commercial properties, has long-term leased 50 percent of the space of its two-story logistics and commercial property “Mach2” in Hamburg-Wilhelmsburg. The new tenant is Airbus, one of the world’s leading companies in the aerospace sector and related services. The company will occupy the space starting April 1, 2022, and will long-term lease the entire ground floor of both buildings of the logistics center.
Of the total area of approximately 62,300 m², about 51,400 m² is hall space, 4,600 m² is office and social space, and 6,300 m² is mezzanine space. Additionally, there are 158 parking spaces on the exterior. At the new location, Airbus will represent part of the business of its wholly-owned subsidiary Satair and will store spare parts and offer specific services in the future. Satair is part of the Airbus Customer Services business unit and is one of the world’s leading providers of aftersales products for the civil aerospace industry.
With the first two-story commercial and logistics property in Germany, Four Parx, in collaboration with investment and asset manager AEW and general contractor GSE, is realizing an innovative flagship project that is considered pioneering in dealing with increasingly scarce space and rising land prices in metropolitan areas.
Developed Without Pre-Leasing
Four Parx is developing the 123,000 m² property without pre-leasing on the former production site of beverage manufacturer Refresco, located in close proximity to the Port of Hamburg and the city center. The revitalization has provided urgently needed space to the site without having to seal a greenfield. The ecological building concept aims for a certification according to “BREEAM – Excellent,” which considers the ecological quality of materials, water, and energy, among other factors.
Access is provided on two levels through ground-level gates, electro-hydraulic loading bridges, and two heated ramps for truck use with up to 45 tons on the upper floor. The hall height is 10 m from the bottom of the beams per floor.
No Comparable Reference Projects So Far
With this project, Four Parx is venturing into new territory, as there have been no comparable reference projects to date. In addition to a complex building permit process and planning procedure, the developer faced numerous challenges in the areas of statics and specific soil conditions. These included water retention due to groundwater layers and a variety of unexploded ordnance finds.
This new location will not only increase the flexibility and reliability of Airbus’s spare parts logistics alongside the Airbus distribution center in Fuhlsbüttel, which has over 60,000 m² of space, but will also make a strategically significant contribution to supporting global growth in spare parts logistics in the long term. The associated expansion of storage and logistics capacities will provide significant impulses for sustainable and resource-saving infrastructure in the global spare parts supply of Airbus.
Renowned Tenant with Ties to the Hamburg Region

Another tenant for the two-story logistics property in Hamburg has already been confirmed. Reservations from potential tenants for the approximately 30,000 m² of remaining space are in place, and contract signings for leasing are expected shortly. Thus, the entire site would already be 100 percent leased before completion.
