Mar 3, 2022 at 7:54 PMThe online supermarket Knuspr is coming to the Ruhr area and has long-term leased around 15,000 square meters of hall, office, and social space in Essen from Greyfield for another location in Germany. All storage and logistics areas are accessible at ground level and are particularly suitable for the implementation of last-mile and e-mobility concepts. From Essen, Knuspr will supply the Ruhr area. BNP Paribas Real Estate provided advisory services during the leasing process.
(Essen) Last year, the Greyfield Group acquired the former printing house of the Funke Mediengruppe in downtown Essen, Schederhofstraße 55, to develop the existing building into a future-proof and sustainable logistics center, with a strong focus on compliance with ESG criteria. The building already has a digital twin and will feature a lifecycle CO2 certificate through transparent measurement of climate impact.
Michel Konkol, project developer at Greyfield: “As a project developer, we pursue a holistic approach. For us, sustainability and climate protection are not only the focus of our business model, but we also aim to attract users who share the same goal. We have succeeded with Knuspr as an anchor tenant, who will utilize over 50 percent of the rental space and create approximately 600 jobs in Essen through its concept.”
Knuspr is a subsidiary of the Czech Rohlik Group, the market leader for online groceries in Central Europe, which was founded in 2014 in the Czech Republic. More than 95 percent of its full range is sourced directly from manufacturers and farmers. Over 30 percent comes from regional suppliers. With this concept, Knuspr sees itself as an innovative player in the e-food business.
Preserving Existing Structures
Greyfield’s strategy of preserving existing building substance and resources instead of demolishing and rebuilding is being implemented in Essen, where approximately 100,000 tons of construction waste, 37,000 square meters of additional soil sealing, and the re-emission of around 21,000 tons of CO2 are being avoided. Instead, a sustainability concept with CO2 measurement and energy optimization through the use of renewable energies will be realized.
“For a resource- and climate-neutral future, we must see the old with new eyes and recognize and leverage potentials in existing structures. In Essen, we will also develop an e-mobility concept together with Knuspr to be a pioneer in the field of e-commerce,” Konkol concluded.
