Mar 28, 2023 at 5:25 PMGarbe Industrial Real Estate GmbH has acquired a plot of land measuring approximately 100,000 square meters in Kabelsketal (Saalekreis, Saxony-Anhalt). A logistics property with a total area of about 61,500 square meters is planned on it. Construction is set to begin in October. Garbe Industrial Real Estate is investing around 76 million euros in the project.
(Hamburg/Kabelsketal) The ready-to-build plot is located in the Großkugel industrial area, just a few kilometers west of Leipzig/Halle Airport. “The metropolitan area between the two booming cities of Leipzig and Halle, especially the municipality of Kabelsketal, has developed into a top logistics region,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. “For us as a project developer and investor, the location is therefore highly attractive.” This is not least due to its favorable transport links. The plot acquired by Garbe Industrial Real Estate is in close proximity to Federal Highway 6, which connects the industrial area to the A9 highway from Berlin to Munich. The Großkugel interchange is three kilometers away. The Schkeuditzer Kreuz, with access to the A14 highway from Magdeburg to Dresden, is reachable in six kilometers. Another significant advantage is the immediate location at the Großkugel S-Bahn station, which is within a 300-meter walking distance.
A logistics property is planned on the site, consisting of two differently sized halls. One unit is to have approximately 34,000 square meters of hall space, while the other will be about 21,000 square meters. Additionally, there will be a total of 3,000 square meters for offices and social rooms, as well as 3,500 square meters of storage mezzanine. The building will be equipped with 56 gates for loading and unloading trucks. To protect the soil and groundwater, a foil according to water hazard class III will be installed under the foundation slab. The outdoor area will provide parking spaces for 259 cars and 15 trucks.
The logistics property is designed so that multiple tenants can move in. The hall spaces are divisible and can be used for various logistical services. “The demand is high. We are already in talks with potential tenants,” says Adrian Zellner. “Thanks to the S-Bahn station Großkugel, located just 300 meters away with regular connections to Halle and Leipzig, the location is also interesting for companies that require a higher number of employees from the region for their business.”
Ecological criteria play an important role in the development of the logistics property. The construction will comply with the BEG-40 standard. Fossil fuels will not be used for heating. Instead, heat pumps will be employed. A photovoltaic system will be installed on the entire roof area to generate renewable energy. Garbe Industrial Real Estate aims for a certification from the German Sustainable Building Council in Gold for the property. The logistics property is expected to be completed in October 2024.
The seller of the land is an institutional investor.
