The Hamburg-based project developer has now acquired a plot of land measuring almost 74,000 square meters in the market town of Kottingbrunn, about 30 kilometers south of Vienna. A multi-user property is to be built on this site, suitable for contract logistics providers and warehousing services, as well as for medium-sized businesses.
(Hamburg/Kottingbrunn) “The Vienna region is one of the logistics hotspots in Austria with strong demand for modern logistics spaces,” explains Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate, regarding the land purchase. “I am confident that our planned new building will be received by the market as an extremely attractive space offering.”
The location also contributes to this, with excellent connectivity to the transport infrastructure. The site is located in close proximity to the federal road B 17 and the A 2 motorway with the Kottingbrunn and Bad Vöslau interchanges, which connect Vienna with Graz, Klagenfurt, and Italy. Hungary, with the economic region of Budapest, is also well connected via Vienna and the A 4 motorway. The Southern Railway, which leads from Vienna through Graz to the Slovenian border, can also be reached quickly.
A modern multi-user property is to be built in Kottingbrunn, covering a total area of approximately 43,500 square meters, including nearly 34,900 square meters of hall and storage space, as well as 6,400 square meters of mezzanine. Additionally, 2,200 square meters of office space are planned in an adjacent extension. To ensure efficient goods receipt and dispatch, the property will be equipped with 36 loading docks. Furthermore, various parking spaces for cars and trucks are planned.
Completion Scheduled for September 2023
“We are investing around 47 million euros in the site,” says Jan Dietrich Hempel. “We place great importance on a resource-saving and high-quality construction method. In general, our aim is to build as conforming to ESG criteria as possible, meaning that the aspects of Environment, Social, and Governance are prioritized in all projects, and appropriate measures are taken on-site to reduce the CO2 footprint of the property.” The new building in Kottingbrunn is scheduled for completion in September 2023.
