O armaz\u00e9m, com cerca de 33.200 metros quadrados, ser\u00e1 constru\u00eddo no GreenBiz Park da VIB Verm\u00f6gen AG, uma \u00e1rea industrial que est\u00e1 em harmonia com a natureza e onde a empresa planeja construir tr\u00eas edif\u00edcios de escrit\u00f3rios e cinco im\u00f3veis para usu\u00e1rios do setor Light Industrial.<\/strong><\/h5>\n<p>(Neuburg\/Erding) O volume de investimento para a nova constru\u00e7\u00e3o da VIB Verm\u00f6gen AG em Erding, incluindo a infraestrutura, totaliza cerca de 47 milh\u00f5es de euros. A conclus\u00e3o est\u00e1 prevista para junho de 2025.<\/p>\n<p>A maior parte do im\u00f3vel em constru\u00e7\u00e3o j\u00e1 est\u00e1 alugada. &#8220;O usu\u00e1rio ocupar\u00e1 cerca de 22.200 metros quadrados de \u00e1rea de armaz\u00e9m, o que representa cerca de dois ter\u00e7os do novo armaz\u00e9m. Os restantes 11.000 metros quadrados desenvolveremos especulativamente&#8221;, diz Nicolai Greiner, membro do conselho da VIB Verm\u00f6gen AG. &#8220;Estamos tendo as primeiras conversas com poss\u00edveis interessados de diferentes setores.&#8221; Na \u00e1rea de aproximadamente 215.000 metros quadrados do GreenBiz Park, a VIB Verm\u00f6gen AG planeja \u00e1reas de loca\u00e7\u00e3o total de cerca de 82.000 metros quadrados. Cerca de 15.700 metros quadrados est\u00e3o destinados a escrit\u00f3rios, laborat\u00f3rios e \u00e1reas de servi\u00e7o, e 66.300 metros quadrados para produ\u00e7\u00e3o e armazenamento.<\/p>\n<p>Nicolai Greiner: &#8220;Um ponto positivo importante \u00e9 a localiza\u00e7\u00e3o atraente, pois especialmente na regi\u00e3o metropolitana de Munique, a demanda por \u00e1reas comerciais adequadas \u00e9 alta.&#8221; O local tem um bom acesso a v\u00e1rias autoestradas. Os acessos \u00e0 A 94 e A 92, por exemplo, podem ser alcan\u00e7ados rapidamente e sem cruzamentos pela tangente do aeroporto leste. S\u00e3o 40 minutos de carro at\u00e9 Munique e apenas 15 minutos at\u00e9 o aeroporto. Tamb\u00e9m h\u00e1 uma conex\u00e3o de S-Bahn de Erding a Munique.<\/p>\n<p>A empresa Bremer, com sede em Ingolstadt, \u00e9 especializada em constru\u00e7\u00e3o industrial e comercial com elementos pr\u00e9-fabricados de concreto armado e est\u00e1 construindo o im\u00f3vel pronto para uso. O novo edif\u00edcio ser\u00e1 equipado para o usu\u00e1rio com 16 portas com pontes de carga, al\u00e9m de uma porta no n\u00edvel do solo. No terreno, tamb\u00e9m est\u00e3o planejadas vagas para 114 carros e 60 bicicletas. Para a parte do armaz\u00e9m especulativa, est\u00e3o previstas oito portas com pontes de carga, duas portas no n\u00edvel do solo e vagas para seis caminh\u00f5es, 64 carros e 30 bicicletas.<\/p>\n<h5>Fotovoltaica e aquecimento urbano<\/h5>\n<p>A VIB Verm\u00f6gen AG coloca especial \u00eanfase na sustentabilidade do im\u00f3vel.
