A constru\u00e7\u00e3o deve come\u00e7ar ainda em fevereiro. A propriedade j\u00e1 est\u00e1 completamente alugada ao prestador de servi\u00e7os log\u00edsticos GEODIS, que atua em todo o mundo.<\/strong><\/h5>\n<p>(Hamburgo\/Coswig) O novo edif\u00edcio est\u00e1 a ser constru\u00eddo num terreno de cerca de 42.000 metros quadrados em Coswig, no distrito de Mei\u00dfen, na Sax\u00f4nia, a 15 quil\u00f3metros a noroeste do centro da cidade de Dresden. No local, anteriormente, existia uma f\u00e1brica de celulose. O grupo empresarial Hagedorn adquiriu o terreno, demoliu o antigo edif\u00edcio de produ\u00e7\u00e3o e reabilitou a \u00e1rea industrial de forma abrangente \u2013 com o objetivo de criar a base para um projeto com valor urban\u00edstico. A \u00e1rea pronta para constru\u00e7\u00e3o foi agora vendida pelo grupo Hagedorn \u00e0 Garbe Industrial Real Estate.<\/p>\n<p>Um papel essencial na decis\u00e3o sobre a localiza\u00e7\u00e3o foi o elevado pedido por propriedades log\u00edsticas modernas na \u00e1rea metropolitana de Dresden. &#8220;Os terrenos s\u00e3o escassos, a procura por \u00e1reas dispon\u00edveis \u00e9, portanto, extremamente alta&#8221;, enfatiza Jan Dietrich Hempel, diretor executivo da Garbe Industrial Real Estate. &#8220;O fato de termos conseguido alugar a propriedade completamente \u00e0 GEODIS antes do in\u00edcio da constru\u00e7\u00e3o demonstra o qu\u00e3o desej\u00e1veis s\u00e3o os im\u00f3veis modernos na regi\u00e3o.&#8221;<\/p>\n<p>O inquilino pretende, neste novo edif\u00edcio, prestar principalmente servi\u00e7os log\u00edsticos contratuais para clientes dos setores de alta tecnologia, ind\u00fastria, bens de consumo, automotivo e com\u00e9rcio. Para isso, est\u00e3o dispon\u00edveis um total de 24.500 metros quadrados, incluindo escrit\u00f3rios e \u00e1reas sociais. Para a constru\u00e7\u00e3o, a Garbe Industrial Real Estate contratou a empresa de constru\u00e7\u00e3o log\u00edstica fabrikon GmbH, com sede em Kassel, como empreiteiro geral. A propriedade ser\u00e1 equipada com 20 docas de carga e duas portas ao n\u00edvel do solo. No espa\u00e7o exterior, ser\u00e3o criados lugares de estacionamento para 62 autom\u00f3veis e 12 cami\u00f5es. Nas proximidades, passa a S 84. A chamada Elbtalstra\u00dfe liga Mei\u00dfen a Dresden. Atrav\u00e9s da S 84, bem como da B 6 Leipzig \u2013 Dresden e da A 4 Bad Hersfeld \u2013 G\u00f6rlitz, o local est\u00e1 ligado \u00e0 rede rodovi\u00e1ria nacional e internacional.<\/p>\n<h5><strong>Normas energ\u00e9ticas de \u00faltima gera\u00e7\u00e3o<\/strong><\/h5>\n<p>Os crit\u00e9rios de sustentabilidade t\u00eam uma grande import\u00e2ncia no desenvolvimento da propriedade. O novo edif\u00edcio est\u00e1 a ser constru\u00eddo numa \u00e1rea de convers\u00e3o e ir\u00e1 cumprir as normas energ\u00e9ticas mais modernas. Partes da fachada receber\u00e3o uma vegeta\u00e7\u00e3o. Para a gera\u00e7\u00e3o de energias renov\u00e1veis, ser\u00e1 instalada uma instala\u00e7\u00e3o fotovoltaica no telhado do armaz\u00e9m. Para toda a propriedade, est\u00e1 tamb\u00e9m prevista a certifica\u00e7\u00e3o segundo o padr\u00e3o Gold da Deutsche Gesellschaft f\u00fcr Nachhaltiges Bauen (DGNB).
