A log\u00edstica contribui com uma participa\u00e7\u00e3o de mercado de dois d\u00edgitos (15 por cento).<\/strong><strong> Devido \u00e0 alta demanda, o rendimento bruto continua a cair para 3,4 por cento.<\/strong><\/h5>\n<p>(Frankfurt\/Main) Nos primeiros nove meses, uma soma recorde de 5,9 bilh\u00f5es de euros foi investida em im\u00f3veis industriais e log\u00edsticos na Alemanha. Segundo a Colliers, este \u00e9 o segundo melhor resultado j\u00e1 registrado no final de um terceiro trimestre desde 2017. Em compara\u00e7\u00e3o com o ano anterior, o resultado foi cerca de 19 por cento superior ao valor de refer\u00eancia e, na m\u00e9dia de quatro anos, foi gerado um aumento de 18 por cento.<\/p>\n<p>Nicolas Roy, chefe de Industrial &amp; Logistics Germany na Colliers: &#8220;O mercado nos primeiros nove meses do ano foi fortemente influenciado pela demanda de empresas de e-commerce. O comportamento de compra alterado, causado pela pandemia, possibilitou a entrada de muitos fornecedores de e-food e servi\u00e7os de entrega de alimentos no mercado. Entre os investidores europeus, os investidores brit\u00e2nicos adquiriram um n\u00famero recorde de quase 40 im\u00f3veis log\u00edsticos na Alemanha. Aproximadamente dois ter\u00e7os dos fundos brit\u00e2nicos foram direcionados a im\u00f3veis log\u00edsticos fora dos principais centros de investimento TOP 7.<\/p>\n<h5><strong>Participa\u00e7\u00e3o de compras individuais em n\u00edvel recorde<\/strong><\/h5>\n<p>Em compara\u00e7\u00e3o com o mesmo per\u00edodo do ano anterior, a participa\u00e7\u00e3o de compras de portf\u00f3lio permaneceu em um n\u00edvel est\u00e1vel de cerca de 31 por cento. Nos meses de abril a junho, ocorreram a maioria das transa\u00e7\u00f5es de portf\u00f3lio, com sete vendas em pacote. No terceiro trimestre, apenas tr\u00eas grandes portf\u00f3lios foram negociados. Entre outros, a Swiss Life Asset Managers comprou dez im\u00f3veis log\u00edsticos europeus, dos quais seis na Alemanha, por um valor de sete d\u00edgitos. Os im\u00f3veis faziam parte do portf\u00f3lio Coldplay de 2019. Al\u00e9m disso, a Europa Capital vendeu oito im\u00f3veis log\u00edsticos, incluindo im\u00f3veis que haviam adquirido apenas um ano antes, para a empresa australiana Arrow Capital Partners. Em compara\u00e7\u00e3o de longo prazo, a participa\u00e7\u00e3o das vendas de portf\u00f3lio, com 7 pontos percentuais, permanece significativamente abaixo do n\u00edvel pr\u00e9-pandemia de 2019.<\/p>\n<p>Entre as transa\u00e7\u00f5es individuais mais significativas no terceiro trimestre, destaca-se a aquisi\u00e7\u00e3o de um im\u00f3vel log\u00edstico em Gro\u00dfbeeren, perto de Berlim. Foi o maior neg\u00f3cio de Core Single Asset do ano na \u00e1rea log\u00edstica em Berlim e tamb\u00e9m em toda a Alemanha. No total, cerca de dois ter\u00e7os de todas as transa\u00e7\u00f5es individuais no terceiro trimestre foram realizadas por investidores nacionais, enquanto os portf\u00f3lios foram predominantemente vendidos a investidores estrangeiros.<\/p>\n<h5><strong>A competi\u00e7\u00e3o de pre\u00e7os se intensifica<\/strong><\/h5>\n<p>Devido \u00e0 alta demanda e \u00e0 oferta limitada, a situa\u00e7\u00e3o no mercado se intensifica. O n\u00edvel de rendimento para im\u00f3veis log\u00edsticos Core em locais TOP com inquilinos de alta qualidade caiu ainda mais para 3,4 por cento no terceiro trimestre. Isso representa uma queda de 50 pontos base em compara\u00e7\u00e3o com o mesmo per\u00edodo do ano anterior. &#8220;Particularmente desde a segunda metade de 2020, os rendimentos est\u00e3o em queda acentuada.
