Het project wordt gerealiseerd door Panattoni. Goldbeck fungeert als hoofdaannemer.<\/strong><\/h5>\n<p>(M\u00fcnchen\/Oberkr\u00e4mer) Tijdens het aankoopproces van de Forward Funding Deal werd LIP juridisch ondersteund door Ashurst LLP, fiscaal door Ebner Stolz en bij de ESG Due Diligence door ES EnviroSustain. Cushman &amp; Wakefield nam de technische Due Diligence en de bouwcontrole voor zijn rekening.<\/p>\n<p>De totale verhuurbare oppervlakte van het gebouw bedraagt 26.200 vierkante meter en is verdeeld in 22.300 vierkante meter magazijnruimte, 2.600 vierkante meter opslagmezzanine en 1.300 vierkante meter kantoor- en sociale ruimtes. Daarnaast worden ongeveer 1.700 vierkante meter verhard buitenterrein en een overkapping van 660 vierkante meter gebouwd. De 12,20 meter hoge hal kan in drie units worden verdeeld en wordt bediend via 42 laadpoorten en drie gelijkvloerse toegangspoorten. Het pand biedt 19 vrachtwagen-, 106 personenauto- en 6 bestelwagen- of wisselbrugparkeerplaatsen.<\/p>\n<h5><strong>Uitgebreide zonnepaneleninstallatie<\/strong><\/h5>\n<p>Dankzij een uitgebreide zonnepaneleninstallatie levert de nieuwbouw ook een bijdrage aan de klimaatbescherming: LIPs partnerbedrijf AvanLog Solar bouwt op de daken van het logistiek vastgoed een zonnepaneleninstallatie met een vermogen van 2,4 megawatt. De zo opgewekte groene stroom kan de huurder ook direct afnemen. Bovendien worden op de locatie zowel voor personenauto&#8217;s als vrachtwagens E-laadstations voorzien en wordt de biodiversiteit van het pand bevorderd met bloemenweiden, insectenhotels en nestkasten. Voor het vastgoed wordt een certificering volgens DGNB Gold nagestreefd.<\/p>\n<h5><strong>Langdurige verhuur<\/strong><\/h5>\n<p>SHK Duitsland is een samenwerkingsverband van de Paulsen-, Detering- en de Bergmann &amp; Franz-groep. Het traditionele familiebedrijf Bergmann &amp; Franz is actief in de sector sanitair, verwarming, ventilatie en tegels. Het bedrijf zal de nieuwbouw als centraal magazijn gebruiken en huurt daarom op lange termijn. De huurovereenkomst is als een Green-Lease contract overeengekomen, zodat samenwerking in het kader van een duurzame exploitatie van het vastgoed gewaarborgd is. In Oberkr\u00e4mer zal Bergmann &amp; Franz een uitgebreid assortiment van tot 30.000 artikelen opslaan en distribueren. Daarnaast zal het groothandelsbedrijf een kleine showroom en directe verkoop ter plaatse aanbieden.<\/p>\n<p><strong>Directe aansluiting op de A10<\/strong><\/p>\n<p>Voor de distributie is de nieuwe locatie met zijn gunstige ligging in het noordwesten van de hoofdstadregio zeer goed gepositioneerd. Via de 1,5 kilometer verderop gelegen afrit Oberkr\u00e4mer is er een directe aansluiting op de snelweg A10, die het Berlijnse stadsgebied omringt en waarmee de bestaande infrastructuur snel te bereiken is.<\/p>\n<h5><strong>Ideaal voor de bevoorrading van de Berlijnse bevolking<\/strong><\/h5>\n<p>\u201eBerlijn als dichtbevolkt stedelijk gebied is een aantrekkelijke afzetmarkt. Het verworven logistiek vastgoed in Oberkr\u00e4mer is bijzonder goed geschikt voor de bevoorrading van de bevolking en de gevestigde bedrijven met handelsgoederen.
