LIP Invest verwerft in Leipzig een nieuw distributiecentrum voor het “LIP REAL ESTATE INVESTMENT FUND \u2013 LOGISTICS GERMANY IV”. Met de verkoper en projectontwikkelaar, Elflein Immobilien GmbH, heeft LIP Off-Market een Sale and Lease-Back transactie overeengekomen. Het vastgoed heeft een gebruiksoppervlakte van 9.700 m2 en staat op een perceel van 23.000 m2.<\/strong><\/h5>\n

(M\u00fcnchen\/Leipzig) Op een perceel van 23.000 vierkante meter is een logistieke hal gebouwd met een totale verhuurbare oppervlakte van 9.700 vierkante meter. Hiervan is 8.600 vierkante meter bestemd voor de hal, 500 vierkante meter voor kantoor- en sociale ruimtes en bijna 600 vierkante meter voor twee laad tunnels. Deze beschikken elk over 2 gelijkvloerse toegangspoorten. Daarnaast zijn er 6 laadpoorten voor vrachtwagens en 2 andere overdekte gelijkvloerse poorten beschikbaar.<\/p>\n

De hal, met een hoogte van 10,25 meter, is ontworpen voor de opslag van gevaarlijke stoffen tot WGK-3. De vloerbelasting bedraagt 5 ton. Bij de bouw is rekening gehouden met de statica voor een fotovolta\u00efsche installatie, zodat de daken met zonnepanelen kunnen worden uitgerust. De 17 vrachtwagens en 16 personenauto’s worden voorbereid met oplaadstations. Een overdekte stand biedt plaats voor meerdere fietsen. Het logistiek vastgoed is zowel bereikbaar via het fietsnetwerk van Leipzig als via het openbaar vervoer.<\/p>\n

Nieuwbouw verhuurd aan Elflein E. Mobility Leipzig GmbH<\/strong><\/h5>\n

Het traditionele familiebedrijf Elflein uit Bamberg combineert met de specialisatie in transport, opslag en logistiek verschillende bedrijfsgebieden onder \u00e9\u00e9n dak. In Duitsland is de logistieke dienstverlener op in totaal 19 locaties vertegenwoordigd. In het nieuwe logistieke centrum wordt in het kader van een contractlogistiekopdracht de wereldwijde distributie van lithium-ionbatterijen voor een bekende autofabrikant afgehandeld. Voor Elflein is dit de tweede locatie waar exclusief de batterijladen wordt overgenomen, van de ontvangst van goederen, kwaliteitscontrole en opslag tot verzending en containerisatie van batterijen.<\/p>\n

Direct gelegen bij de BMW-fabriek in Leipzig<\/strong><\/h5>\n

Het logistiek vastgoed is tegenover de BMW-fabriek in Leipzig gebouwd, in het Industriepark Noord, dat direct grenst aan het beurscomplex van Leipzig. De dichtstbijzijnde afrit van de snelweg A14, die in de richting van Dresden en Magdeburg leidt, ligt op slechts 3 kilometer afstand. Het knooppunt Schkeuditzer Kreuz is in ongeveer 7 kilometer bereikbaar en verbindt de locatie via de A9 in de richting van Berlijn en M\u00fcnchen.<\/p>\n

“Naast de goede wegverbinding met een lage kans op files biedt deze locatie verdere aantrekkelijke distributiemogelijkheden: Enerzijds via het goederenvervoercentrum Leipzig, dat multimodaal is aangesloten en de overslag tussen weg en spoor mogelijk maakt. Anderzijds kan de internationale luchthaven Leipzig\/Halle met zijn 24-uursdienst worden gebruikt voor tijdgevoelige luchtvracht,” aldus Jan-Nicolai Tr\u00f6ndle<\/strong>, Head of Acquisition bij LIP Invest.<\/p>\n
