Questo progetto prevede la trasformazione di un ex sito per uffici in un moderno centro logistico e sar\u00e0 realizzato su un terreno situato nelle immediate vicinanze dell&#8217;aeroporto internazionale Phoenix Sky Harbor.<\/p>\n<p>L&#8217;azienda ha lavorato presso il sito dal 2024 per demolire un edificio per uffici di quasi 20.000 m\u00b2 e un parcheggio, preparando l&#8217;area per il nuovo utilizzo. John Orsak, Executive Vice President di Lincoln, ha spiegato che l&#8217;edificio originale \u00e8 stato costruito nel 1977 come immobile industriale e convertito in uffici nel 2018. Con il ritorno a un utilizzo industriale, il progetto mira a soddisfare le esigenze di un&#8217;economia in evoluzione.<\/p>\n<h3>Dettagli sul progetto<\/h3>\n<p>Il centro logistico pianificato si estender\u00e0 su un&#8217;area di 6,57 ha e comprender\u00e0 un totale di 23.600 m\u00b2. \u00c8 composto da due edifici quasi identici, ciascuno dotato di un&#8217;altezza di 9,75 m, 44 rampe di carico e quattro portoni d&#8217;accesso. Ogni edificio avr\u00e0 inoltre 266 posti auto per supportare una distribuzione efficiente e catene di approvvigionamento critiche per il tempo. Le dotazioni includono, tra l&#8217;altro, impianti sprinkler ESFR, illuminazione a LED e ampie finestre che garantiscono un&#8217;illuminazione interna brillante.<\/p>\n<p>Gli edifici sono progettati sia per inquilini singoli che per pi\u00f9 inquilini e possono essere suddivisi in unit\u00e0 fino a 2.973 m\u00b2. Inoltre, saranno dotati di aria condizionata per consentire un utilizzo immediato.<\/p>\n<p>Nick Nudo, Vice President di Lincoln, ha sottolineato la posizione strategica del progetto in uno dei corridoi logistici pi\u00f9 dinamici degli Stati Uniti occidentali. La vicinanza a importanti vie di comunicazione, a un&#8217;ampia offerta di manodopera e agli ultimi miglia della catena di approvvigionamento rende il sito particolarmente attraente.<\/p>\n<p>Sky Harbor Logistics si trova a circa 10 minuti dal centro di Phoenix e a soli cinque minuti dall&#8217;Arizona State University e dall&#8217;aeroporto internazionale Phoenix Sky Harbor. Questa posizione centrale favorisce la distribuzione regionale e nazionale e rafforza il ruolo dell&#8217;area come hub per il cargo aereo, l&#8217;e-commerce e la produzione avanzata e logistica. Il sito \u00e8 inoltre vicino all&#8217;Interstate 10 e al Loop 202, il che consente l&#8217;accesso a un potenziale di manodopera di 1,6 milioni di persone entro 30 minuti di viaggio.<\/p>\n<p>Il completamento del progetto \u00e8 previsto per la primavera del 2027.
