Price for logistics real estate at a record high


2022 was a year of record growth in global logistics property rents since Prologis Research began tracking them in 2007.

 

According to the Prologis Logistics Rent Index, which analyses markets in North America, Europe, Asia and Latin America, global rents increased 30% year-on-year (21% in real terms), significantly outpacing the previous record of 17% in 2021 (10% in real terms).

 

The restructuring of global supply chains for greater resilience, combined with the expansion of e-fulfilment capabilities, led to a strong demand for space. Competition for space remained intense in 2022.

 

USA was at the forefront of an overall acceleration in rental growth. Properties that are close to the end user were in the strongest demand and are expected to continue to outperform. Customers want space in locations where it is almost impossible to build. In addition, rising construction costs continue to drive up rents. (sh)
