A Peruvian premiere

An ‘Airport City’ – a concept that’s rather new in South America – is slowly taking shape in Lima. Hub operator Lima Airport Partners (LAP), in which Fraport holds an 80.01% stake, has completed the commercial tender process for the new ‘South Cargo Zone’.

The Lima hub’s new ‘Airport City’ is scheduled to be inaugurated in 2025, when the hub’s new terminal opens. Its service concept, which is new for the continent, has been designed to attract investments that play an integral role in the airport system. There’s talk of USD 225 million being made available over the next decade for projects – including the ‘Callao Logistics Park’.

The ‘South Cargo Zone’ will be built adjacent to the new passenger terminal. It will be designed, built, operated and maintained by Inmobiliara Koricancha SA (IKSA), which was awarded the contract in September, following an intense process after the invitation to tender. Operation and maintenance will be performed until 2041 by the firm, which is jointly owned by the Sandoval Business Group and AC Capitales. IKSA will lead this initiative together with Cubic 33, an experienced designer and builder of industrial, logistics and refrigeration facilities with an international reach.

The centre includes a warehouse that will handle the terminal’s duty-free items and a dedicated air cargo warehouse. In addition, the plan envisages establishing a subordinate warehouse that will provide logistics support to the hub’s service needs.

Supra-regional significance

The ‘South Cargo Zone’ will complement an existing cargo compound on Faucett Avenue, where throughput came to 218,000 t in 2022, and is characterised by its strategic proximity to the new terminal’s apron, which will accelerate handling times and increase efficiency and safety.

Norbert Onkelbach, the CCO of Lima Airport Partners (LAP), said that awarding this concession represents a “significant step forward for the development of our Airport City.” He believes it demonstrates investors’ confidence in the gateway, opens up the doors to real estate and investment opportunities in Callao, Lima and Peru, and strengthens the airport’s position as an important logistics hub for the entire region.
