Avec un chiffre d&#8217;affaires de 3,8 millions de m\u00b2, une augmentation de 28 % par rapport \u00e0 la m\u00eame p\u00e9riode de l&#8217;ann\u00e9e pr\u00e9c\u00e9dente a \u00e9t\u00e9 atteinte. Il convient de souligner le chiffre d&#8217;affaires locatif, qui a augment\u00e9 de 41 %. Un facteur essentiel de cette \u00e9volution a \u00e9t\u00e9 le retour des locations de grande envergure, qui avaient fait d\u00e9faut l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. Au cours des six premiers mois de l&#8217;ann\u00e9e, 13 contrats de location de plus de 50 000 m\u00b2 ont d\u00e9j\u00e0 \u00e9t\u00e9 conclus.<\/p>\n<p>Les entreprises asiatiques exercent une influence croissante sur le march\u00e9 allemand. Leur part dans le chiffre d&#8217;affaires a augment\u00e9 \u00e0 11 %, ce qui est sup\u00e9rieur \u00e0 celle de l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. Les surfaces logistiques modernes dans des r\u00e9gions bien desservies comme Francfort, Hambourg et la r\u00e9gion de la Ruhr sont particuli\u00e8rement recherch\u00e9es. Cependant, ces entreprises font face \u00e0 des d\u00e9fis, car la disponibilit\u00e9 de surfaces appropri\u00e9es est limit\u00e9e. La faible pipeline de nouvelles constructions et l&#8217;absence de surfaces logistiques modernes freinent l&#8217;activit\u00e9 du march\u00e9.<\/p>\n<h3>Demande stable sur les 8 principaux march\u00e9s<\/h3>\n<p>Les 8 principaux march\u00e9s logistiques en Allemagne ont enregistr\u00e9 \u00e0 la fin du premier semestre un chiffre d&#8217;affaires de 1,2 million de m\u00b2, soit seulement 3 % de moins que l&#8217;ann\u00e9e pr\u00e9c\u00e9dente. Dans cinq des huit sites, une reprise sensible de la demande est d\u00e9j\u00e0 perceptible. Une tendance uniforme se manifeste par une augmentation du nombre de transactions, tandis que la taille moyenne des surfaces diminue. Environ 63 % de toutes les transactions concernaient des surfaces inf\u00e9rieures \u00e0 3 000 m\u00b2, ce qui indique une structure de demande modifi\u00e9e.<\/p>\n<p>Francfort a enregistr\u00e9 le chiffre d&#8217;affaires le plus \u00e9lev\u00e9 avec 294 600 m\u00b2, suivi de Hambourg avec 180 700 m\u00b2. Alors que Francfort a augment\u00e9 de 6 % par rapport \u00e0 l&#8217;ann\u00e9e pr\u00e9c\u00e9dente, Hambourg a recul\u00e9 de 21 % en raison de l&#8217;offre limit\u00e9e de surfaces. Dans la r\u00e9gion de Leipzig, le chiffre d&#8217;affaires le plus bas a \u00e9t\u00e9 enregistr\u00e9 avec 70 000 m\u00b2, ce qui est d\u00fb \u00e0 une forte r\u00e9ticence \u00e0 la d\u00e9cision des utilisateurs.<\/p>\n<p>La pr\u00e9sence d&#8217;utilisateurs asiatiques a augment\u00e9 dans des villes comme Francfort (4 %), Hambourg (9 %), D\u00fcsseldorf (11 %) et Cologne (24 %). \u00c0 Berlin, en revanche, les entreprises europ\u00e9ennes de commerce et de commerce \u00e9lectronique dominent. \u00c0 Munich, les entreprises du secteur de l&#8217;armement ont \u00e9t\u00e9 particuli\u00e8rement actives et ont contribu\u00e9 \u00e0 la demande avec une part de 18 % du chiffre d&#8217;affaires.
