Un joint venture compos\u00e9 d’ETERNAM, Herrmann Immeubles et Atmos Capital a annonc\u00e9 l’acquisition d’un parc logistique dans le nord de Bordeaux. Cette d\u00e9cision strat\u00e9gique vise \u00e0 renforcer la position dans le domaine de la logistique urbaine et se fait en collaboration avec des partenaires reconnus.<\/p>\n

Requalification d’une zone industrielle<\/h3>\n

Le projet comprend la r\u00e9am\u00e9nagement d’une ancienne zone industrielle dans le P\u00f4le d\u2019activit\u00e9s de Blanquefort, une zone historiquement significative au nord de Bordeaux. Selon les informations du joint venture, la zone se caract\u00e9rise par une bonne connexion \u00e0 la rocade de Bordeaux ainsi qu’\u00e0 d’importants axes de transport. De plus, il existe une profondeur de march\u00e9 av\u00e9r\u00e9e et la pr\u00e9sence de nombreux utilisateurs nationaux.<\/p>\n

Le parc logistique pr\u00e9vu sera compos\u00e9 de cinq b\u00e2timents totalisant environ 25 000 m\u00b2. Ceux-ci seront con\u00e7us \u00e0 la fois comme des entrep\u00f4ts de \u00ab Last-Mile \u00bb et comme des espaces op\u00e9rationnels, et devront r\u00e9pondre aux normes actuelles de la logistique urbaine en termes de fonctionnalit\u00e9 ainsi que de performances techniques et environnementales. Parmi les caract\u00e9ristiques pr\u00e9vues, on trouve notamment :<\/p>\n

– Une certification BREEAM dans la cat\u00e9gorie \u00ab Very Good \u00bb.
\n– Une divisibilit\u00e9 optimale gr\u00e2ce \u00e0 des cellules.
\n– De hauts plafonds allant jusqu’\u00e0 10 m.
\n– Des toits adapt\u00e9s \u00e0 l’installation de panneaux photovolta\u00efques.<\/p>\n

Partenariat strat\u00e9gique et objectif d’investissement<\/h3>\n

Avec cette acquisition, le joint venture poursuit ses ambitions et r\u00e9affirme son intention d’investir dans des biens logistiques situ\u00e9s dans des emplacements \u00e9tablis avec un potentiel locatif durable. La collaboration avec Herrmann Immeubles et Atmos Capital, qui agissent en tant que partenaires et gestionnaires d’actifs, illustre la strat\u00e9gie de partenariat : la valorisation d’un site existant au sein d’un environnement \u00e9conomique de qualit\u00e9.<\/p>\n

L’ach\u00e8vement du parc logistique est pr\u00e9vu en plusieurs phases entre le troisi\u00e8me trimestre 2026 et le troisi\u00e8me trimestre 2027. Cela permettra un lancement progressif sur le march\u00e9, adapt\u00e9 aux besoins des utilisateurs.<\/p>\n
