Nov 12, 2025 at 3:41 PMJust a few months after the start of construction, Garbe Industrial, together with its joint venture partner Logicenters, the development and management platform for logistics properties of Urban Partners, celebrates the topping-out ceremony for a new multifunctional commercial property covering approximately 11,600 square meters in the Swabian town of Leipheim (Günzburg district), about 30 kilometers northeast of Ulm. The investment volume amounts to around 17 million euros.
(Hamburg/Leipheim) The new construction project is being developed on a 20,000 square meter plot of land. It is part of the former Leipheim airfield, which has been transformed into the 112-hectare intermunicipal commercial area “Areal Pro” after its military use. “The revitalization of brownfields not only offers great potential for forward-looking project developments,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial. “Making sealed areas usable again and upgrading them in accordance with modern sustainability standards also supports the political goal of limiting land consumption in Germany in the long term.”
Thanks to the rapid granting of the building permit, construction of the property can begin as planned in the second quarter of 2025. Necessary demolition work had already been carried out in the first quarter before construction began – among other things, old foundations and buildings had to be demolished, and the demolition material disposed of properly.
Optimistic About Quick Leasing of the Spaces
The new building includes approximately 10,400 square meters of hall space as well as 1,200 square meters of office, social, and other ancillary spaces on intermediate levels. The equipment includes ten loading docks, a ground-level sectional door, 40 parking spaces for cars, and two for trucks. The modern commercial property is expected to be completed in early the second quarter of 2026, earlier than originally planned. The construction execution is the responsibility of Goldbeck, a company specializing in the construction of commercial properties, as the general contractor. Adrian Zellner: “I am confident that we will also lease the new spaces quickly. We are currently in talks with two interested tenants.”
In addition to efficient realization, the two joint venture partners placed great emphasis on sustainability and developed the property according to current ESG standards. The roof areas provide space for a photovoltaic system with a capacity of up to one megawatt peak to ensure the supply of renewable energy. The building is heated using climate-friendly air heat pumps, completely without fossil fuels. A certification according to the Gold Standard of the German Sustainable Building Council (DGNB) is being pursued for the new building.
Convenient Location near the A8
Another advantage of the location is its convenient transport links: The A8 is only about three kilometers away and connects Leipheim with the economic regions of Ulm, Stuttgart, Augsburg, and Munich. There is also direct access to the A7, one of Germany’s most important north-south axes, via the Ulm/Elchingen motorway interchange.
