Apr 9, 2024 at 8:23 PMThe logistics real estate consultant Logivest strengthens its market competence in Erfurt by opening a branch at Magdeburger Allee 134. The consulting company, which operates nationwide with a focus on logistics properties and locations, continues its expansion course in the eastern part of the country and is now represented in a total of thirteen cities across Germany.
(Munich/Erfurt) “The Erfurt region offers great potential. Here, good availability of space – also concerning large-scale projects – meets a low price structure. Especially in the new construction sector, rental prices range between 5.50 euros and 6.50 euros, which is still very low compared to the national average. Additionally, there are around 180 commercial areas and a central location that make the Erfurt logistics region attractive for companies operating nationwide and across Europe,” says Michael Starre, CSO at Logivest.
This is also reflected in the demand for space. In addition to e-commerce companies like Zalando or Amazon, logistics service providers such as Fiege, Rhenus, and Zeitfracht GmbH, as well as large and retail companies like Metro or Edeka, have settled in the region. Still this year, Amazon plans to expand its presence in the logistics region and to occupy a four-story logistics center in Erfurt-Stotternheim. The logistics region is also interesting for the technology and electronics sector. For example, in 2022, the international battery cell manufacturer CATL opened its first plant outside of China in Arnstadt. Through the mediation of Logivest, CATL rented a warehouse and logistics property with a total area of 54,800 m² in the nearby Panattoni Park in Nohra in 2023. The groundbreaking for the new building is expected to take place later this year. Additionally, the mechatronic system supplier Marquardt has been based in Ichtershausen for several years.
The Erfurt logistics region is not only located in the heart of the Federal Republic but is also strategically positioned in the transport corridor between Western and Eastern Europe as well as Northern and Southern Europe. Due to this exposed location with a well-developed transport network via the A4 and A71 motorways and rail connections, Erfurt has established itself as a logistics location.
The 280-hectare trimodal freight transport center (GVZ) Erfurt is one of the most important logistics centers in Europe. Companies from the service, logistics, and technology sectors have settled there. Another advantage for the location is the nearby Erfurt-Weimar Airport. Moreover, the region has a favorable climate for new establishments, with various funding pots available.
Consulting with Regional Market Competence
“Erfurt is another network location for us and an ideal complement to our branch in Leipzig. Our consulting strategy is based on supporting our clients holistically, personally, and with regional market competence. Therefore, it is important for us to be directly represented on-site,” says Starre. The new location is already staffed with two consultants, and an expansion of capacity is planned for later this year.
