Logivest Opens Location in the Logistics Region of Magdeburg

In Kaltenkirchen, Segeberg district, Schleswig-Holstein, the project developer has acquired a 44,000 square meter plot of land. A cross-dock property with a total area of 26,000 square meters is to be realized in a joint venture with Graubner Holding GmbH. The planned start of construction is mid-year.
(Hamburg/Kaltenkirchen) Before that, the property must be extensively revitalized. The property is a so-called brownfield. The demolition of the existing and no longer used halls has already begun. “In this project development, we bring our many years of experience in dealing with conversion areas,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. The Hamburg specialist for logistics and industrial properties purchased the land from Graubner Projektentwicklung GmbH & Co. KG based in Egestorf in the Harburg district. Both joint venture partners will invest around 39 million euros in the project.
The decisive factor for the location decision was primarily the location: Kaltenkirchen is situated in the triangle of Hamburg-Kiel-Lübeck, at the northern edge of the Hamburg metropolitan region. The A7 motorway, which connects the site northwards to Flensburg and southwards to Hamburg and Hanover, can be reached in just a few minutes. The Henstedt-Ulzburg junction is about four kilometers away. It is 30 kilometers to Hamburg Airport and 45 kilometers to the Port of Hamburg. There is also direct access to public transport. The Kaltenkirchen-Süd train station is 400 meters away.
The planned new building on the property will have a total area of around 26,000 square meters, including offices, social rooms, and a mezzanine. The property will be equipped with 24 loading docks and four ground-level sectional doors. A photovoltaic system will be installed on the roof. The new building is expected to be completed in the second quarter of 2023.
Demand Surplus in the Region
“In the Hamburg area, especially in the northern suburbs, we currently have a very strong demand surplus,” says Adrian Zellner, member of the management board for Business Development at Garbe Industrial Real Estate. “Due to the revitalization of the property, which is no longer usable in its current form, we are able to build a more modern logistics facility without additional land consumption while adhering to all ESG criteria, thus creating attractive settlement opportunities for new companies.” The focus will be primarily on medium-sized logistics and trading companies. “We expect full occupancy even during the construction period,” says the management board member.
Strengthening Presence in the Hamburg Metropolitan Region
With the purchase, Garbe Industrial Real Estate strengthens its presence in the Hamburg metropolitan region. In the municipality of Stapelfeld in the Stormarn district, the company is currently realizing a logistics property with a total area of 21,000 square meters. In Norderstedt, in close proximity to Hamburg Airport, Garbe Industrial Real Estate is represented with a World Cargo Center as well as another construction project with a size of approximately 12,000 square meters.
