Mar 26, 2026 at 8:43 AMLogicor and Kryalos SGR have signed a contract with Techbau to develop a new logistics hub in Pomezia, approximately 16 km south of Rome. The deal includes the development of a modern logistics building on a 95,000 m² brownfield site acquired by the Mazer Fund, a real estate fund supported by Logicor. The total area of the new logistics center will be approximately 38,000 m² and is expected to be completed by the second quarter of 2027.
Strategic Importance of the Location
Pomezia is considered an important market for logistics real estate in Italy, where Logicor and Kryalos aim to expand their presence. The region benefits from high demand for well-located logistics spaces. The project is being led by Techbau as the EPC contractor and is planned to be developed according to BREEAM standards with the goal of „Excellent.“ Planned features include a photovoltaic system with a capacity of 3,500 kWp, 96 car parking spaces, 20 truck parking spaces, and 36 loading docks to ensure efficient logistics operations.
Graeme Hepburn, Managing Director and Head of Italy at Logicor, emphasizes the strategic role of Pomezia in the Italian logistics real estate market. He views the new hub as a solid foundation for growth in Central Italy, which has developed into a dynamic and strategic market.

Gianluca Vairani, Senior Managing Director Transaction Management & Head of ESG at Kryalos SGR, highlights the importance of the logistics sector in Italy and underscores the relevance of well-located properties that meet the changing needs of operators. The development of a modern and sustainable logistics center in Pomezia is supported by the Mazer Fund, contributing to the regeneration of an underutilized site and creating long-term value for the region and investors.
With this project, Logicor aims not only for expansion but also for a redesign of the integration of logistics properties into their respective territories. Each new project is seen as an opportunity for regeneration and innovation to transform strategic areas into value-creating assets. This follows a recent acquisition in the Pistoia region, where Logicor, together with Kryalos, acquired a plot for a development project of approximately 28,000 m².
