In Salzgitter, Garbe Industrial recently celebrated the topping-out ceremony in the presence of representatives from the city and the companies involved in the construction. The new building is expected to be ready for occupancy in the fourth quarter of 2025. The total investment amounts to approximately 40 million euros.
(Hamburg/Salzgitter) “Today is an important milestone for us in this complex conversion process,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial. “We are making great strides towards the finish line. My thanks go to all those involved who accompany us on this journey and support us in revitalizing the brownfield site.”
Garbe Industrial acquired the site from the rail vehicle manufacturer Alstom. Before construction could begin, the area had to be cleared of contaminants. Foundations of former buildings were demolished, concrete slabs removed, and pits eliminated. Subsequently, the soil was excavated and disposed of properly. The real estate company was able to draw on its many years of experience in dealing with previously industrially used areas. “We are seizing the opportunity to sustainably enhance the location by developing a state-of-the-art property and thereby creating new potential for companies to settle here,” says Adrian Zellner.
A logistics property with a total area of approximately 31,000 square meters is being developed on the site, divided into three units. The new building will feature a hall area of about 27,700 square meters and a mezzanine area of around 2,000 square meters. Additionally, there will be approximately 1,400 square meters for offices and social rooms. To facilitate loading and unloading of trucks, the property will be equipped with 29 loading bridges and twelve ground-level sectional doors, nine of which will have covered side access. “This makes the property particularly interesting for tenants from the automotive industry,” explains Adrian Zellner. Another special feature: A membrane will be installed under the floor slab of all three hall units to provide sealing, allowing for the storage of water-endangering substances. The outdoor area will include six truck and 112 car parking spaces, some of which will be pre-equipped with electric charging stations.
Suitability for Diverse Logistics Services
Due to its favorable location south of the city triangle of Hanover – Wolfsburg – Braunschweig and its good connection to the long-distance road network, the site is suitable for a variety of logistics services. It is only a few kilometers to the A 39, which connects Salzgitter to Wolfsburg in the north and to the A 2 Dortmund – Berlin as well as to the A 7 Hamburg – Ulm in the south. Adrian Zellner expects to lease the property during the construction period.
