May 28, 2025 at 7:44 PMPanattoni has started construction on one of the most significant commercial projects in the Hanseatic region – the Panattoni Park Lübeck South. On the approximately 82,000 m² site in the new Lübeck business park Semiramis, two modern commercial properties with a total area of nearly 46,000 m² will be built. 84 percent of the spaces have already been allocated long-term to the medical technology manufacturer Dräger.
(Hamburg/Lübeck) As one of the largest employers in Lübeck, the globally active company Dräger is firmly rooted in the region. “This location is ideal for consolidating our various logistics warehouses in Lübeck due to its proximity to our existing production facilities, as it also offers space for future growth, which would not have been possible on the existing company premises,” says Stefan Dräger, Chairman of the Board of Drägerwerk Verwaltungs AG. “With the new location, we improve the efficiency of our logistics processes and thus our profitability. This contributes to securing jobs in Lübeck.”
The project is an important step for the sustainable development of the economic location Lübeck. With the Semiramis business park, the city is opening up additional large commercial areas in the urban area. Extensive archaeological investigations were conducted prior to the construction measures. The area has excellent infrastructural connections and will be even more accessible in the future – among other things, through the completion of the “Wasserfahr” road, which significantly shortens access to the highway, and a dedicated bus stop. The construction of the Fehmarn Belt Tunnel, which is scheduled for completion in 2029, will also strengthen the strategic location of the business park in the long term.
Strong Signal for the Attractiveness of the Location
“With the Panattoni Park Lübeck South, we are starting the largest realization in our new Semiramis business park, one of the most ambitious development projects in Lübeck in recent decades,” explains Dirk Gerdes, Managing Director of the municipal development company KWL GmbH and the Lübeck Economic Development GmbH. “With the anchor tenant Dräger, a strong signal is being sent for the attractiveness of the location. At the same time, we are pleased that there are still sufficient spaces available for the establishment of additional companies.”
Lübeck’s Mayor Jan Lindenau adds: “The project is a prime example of the collaborative partnership between the city, economic development, tenants, and project developers. We are not only creating new jobs here but also setting the course for sustainable economic development in our city.”
“For Panattoni, the project is a strong example of holistic development,” emphasizes Fred-Markus Bohne, Managing Partner of Panattoni Germany and Austria. “In addition to the swift realization for our client Dräger, we also focus on sustainable construction methods and the future-oriented positioning of the location.”
Construction Start Scheduled for June 2025
The start of construction for the superstructure is planned for June 2025, with the first earthworks already having begun at the end of March. The overall completion of the park and thus the handover to Dräger is expected in January 2026. The establishment of the medical technology manufacturer has been supported and mediated by Realogis Immobilien Deutschland GmbH.
