Today, the symbolic groundbreaking for a logistics center with a total rental area of approximately 16,000 square meters took place in the industrial area south of Manchinger Straße. The logistics service provider Dachser will move in there. The property is expected to be completed by June 2025. The investment volume amounts to around 20 million euros.
(Neuburg/Ingelstadt) “With the official start of construction, we are setting the course for a successful implementation of the project,” says Nicolai Greiner, CEO of VIB Vermögen AG. The planned logistics center is being built on a 50,800 square meter plot of land that the project developer acquired at the end of 2021. The site is located on Manchinger Straße, one of the most important access roads in Ingolstadt, near the A9 motorway. It connects the location northward to Nuremberg and southward to Munich. The Ingolstadt-Süd interchange is about 1.5 kilometers away.
The favorable location has convinced not only VIB Vermögen AG as the project developer but also Dachser as the tenant. The logistics service provider will use the property for the storage, picking, and transshipment of goods. “In recent years, we have built a strong customer base in the Ingolstadt economic area,” explains Markus Wenzl, General Manager of the Dachser Logistics Center Munich. “As a logistics partner of the local economy, we want to be present on-site. In addition, we will serve our transport and contract logistics customers from Ingolstadt in the growth-oriented economic area between the Bavarian metropolises of Munich and Nuremberg.”
The planned new building will consist of a nearly 6,800 square meter warehouse and a 6,500 square meter transshipment hall. Additionally, approximately 2,700 square meters will be allocated for intermediate levels for offices, social rooms, and further storage space. The new building is to be equipped with a total of 86 loading docks and three ground-level sectional doors. The outdoor area will include parking spaces for 17 trucks, 52 cars, 40 bicycles, four motorcycles, and 146 vans.
Photovoltaic System on the Roof
VIB Vermögen AG has commissioned Bremer Ingolstadt GmbH for the realization of the project. The locally based company specializes in industrial and commercial construction with precast reinforced concrete elements and acts as the general contractor. Sustainability aspects are being considered in the construction of the new building. A photovoltaic system with an output of nearly one megawatt peak will be installed on the roof area for the generation of renewable energy. The equipment will also include the installation of an energy-efficient LED lighting system. VIB Vermögen AG aims for certification according to the Gold Standard of the German Sustainable Building Council (DGNB) for the logistics center.
