Aug 29, 2024 at 6:18 PMOne of the tenants for the City Dock Sindelfingen, a property realized by Panattoni Germany, has been confirmed. World Courier (Germany) GmbH will utilize approximately 1,660 m² of total space as a new location for the Stuttgart region.
(Hamburg/Sindelfingen) At City Dock Sindelfingen, the company World Courier, which is represented at a total of seven locations in Germany, finds a new, customized home. In addition to approximately 880 m² of hall space, another 400 m² of office space is available on the upper floor. Furthermore, 380 m² of flexible space in the basement will also be adapted for office use according to the tenant’s wishes by Panattoni.
“The City Dock Sindelfingen offers us the ideal infrastructure and a strategic location that enables us to enhance our service for customers in the growing European market for specialty pharmaceuticals,” comments Sebastian Schänzle, Branch Manager Stuttgart at World Courier (Germany) GmbH. “The central location with excellent connections to the key economic centers of the region ensures that we can serve our customers quickly and reliably, which ultimately benefits the patients who rely on our services. Moreover, the sustainable features of this facility align with our commitment to environmental protection.”
“The high-quality usage requirements of World Courier fit perfectly with our City Dock concept,” says Fred-Markus Bohne, Managing Partner of Panattoni Germany and Austria. “Since our new construction spaces are very flexible, we can develop a customized solution for World Courier – centrally located and equipped with a high number of sustainability measures.”
DGNB Certification in Gold
Like all Panattoni buildings, the City Dock Sindelfingen has been constructed according to high sustainability standards and aims for a DGNB certification in gold. In addition to charging stations for electric cars and a pre-installation structure for photovoltaic systems, the property complex features a retention basin to reduce the discharge volume of rainwater. The offices and stairwells are heated using air-water heat pumps, while the halls are heated via heat pumps with a VRF system. This allows for energy-efficient control of cooling, ventilation, and heat generation through the two systems. Additionally, roof skylights with ventilation function and the installation of an above-average number of window elements for daylight utilization, as well as smoke and heat extraction systems with ventilation function, contribute to energy savings.
Flexibly Usable Logistics Spaces in an Established Region
With the City Dock Sindelfingen, Panattoni offers new flexibly usable commercial spaces in an established region. Due to the high adaptability for third-party use, the halls are designed for a wide range of tenants and can be tailored to specific requirements. A total of approximately 12,650 m² of rental space is available. Discussions are currently underway with additional users from various industries. World Courier was represented by the Jones Lang LaSalle branch in Stuttgart.
