Aug 29, 2024 at 4:41 PMThe project developer Four Parx, specialized in commercial and logistics properties, is realizing another commercial and logistics property with the Four Parx Dreieich Airport in Dreieich, Hesse, near Frankfurt. The property will offer a total usable area of 10,214 m², consisting of 8,318 m² of hall space, 1,192 m² of office space, and 704 m² of mezzanine space.
(Dreieich) Eight ramp and four ground-level access gates enable deliveries. In addition, 29 parking spaces will be provided on the outdoor areas. The speculatively developed spaces are particularly designed for companies in the fields of commerce, light industrial, and logistics. Completion is scheduled for the fourth quarter of 2025.
The Four Parx Dreieich Airport is being built on a 14,000 m² plot in the Buchschlag industrial area in the southern part of Dreieich, 3 km from the city center. The location is particularly characterized by its proximity to Frankfurt Airport. Terminal 3 can be reached in about 9 minutes, and the other terminals as well as CargoCity South are also just a few minutes away by car.
Adjacent Train Station
Due to its excellent location in the heart of the Rhine-Main region, Frankfurt am Main and its surroundings can be reached in no time. The federal highway B44 and the motorways A5 and A3 are located 3, 5, and 8 km away, respectively. A train station adjacent to the property serves as a direct connection to the metropolitan areas of Frankfurt and Darmstadt.
In the spirit of high-quality and future-oriented project development, measures to enhance ecological, social, and economic sustainability are being implemented in the Four Parx Dreieich Airport project. This addresses contemporary ESG requirements. Environmental protection and resource conservation throughout the lifecycle are at the forefront. This is achieved through a wooden structure, an energy-efficient building envelope, and a fossil-free operation with heat pumps. A generous photovoltaic system provides tenants with locally produced green electricity. All energy consumption can be easily monitored using a smart metering system.
Well-being and Comfort for Employees
The well-being and comfort of employees and residents are also a focus – easy accessibility via public transport minimizes traffic volume, and attractive break and lounge areas are available for employees. The property is also designed to be flexibly usable and easily adaptable to individual tenant needs. It is intended to be certified at least to DGNB Gold standard.
