The weak economy and general economic uncertainties are also showing their effects in the logistics service sector. While buffer storage was built up during the pandemic and warehouse capacities were desperately sought, the market for managed warehouse spaces is now increasingly recording vacant areas.
(Hamburg) “Currently, we have around 1.5 million pallet spaces available at Logivisor.com – and the trend is rising,” says Florian Loeßer, Head of Logivisor.com. The logistics service exchange attributes the increase of around 30 percent compared to the previous year to the reduction of overcapacities, as well as a noticeable decline in new customer business.
“In particular, e-commerce and retail, but also the chemical and pharmaceutical sectors are declining, which ultimately is reflected in the logistics service providers. Additionally, the economic situation is prompting companies to increasingly cover services in-house,” Loeßer explains.
As a result, the focus at Logivisor.com has also shifted in recent months. Founded in early 2021 by the holistic logistics real estate advisor Logivest primarily to support industry and trade in the search for managed warehouse spaces, active location marketing for logistics service providers is now booming. “Even though we have developed an online platform with Logivisor.com that filters initial results based on algorithms, it has been important for us from the beginning to have an expert team for individual consulting in the background. This gives us the flexibility to adapt to the changing market,” says Marco Mendes, COO of Logivest.
Right Time for New Outsourcing Projects
From simple logistics processes to complex fulfillment services – the range of available managed warehouse spaces is broad and spans all industries and services. Currently, the cost of a pallet space ranges from 5.00 to 9.00 euros, depending on the region, product, and requirements, according to Logivisor.com. “We have shifted from a massive demand to a supply surplus. Even though it may sound absurd given the current situation – now would be the right time for companies to plan new outsourcing projects. Because the situation can change quickly again,” Loeßer adds.
