Feb 10, 2023 at 9:03 PMPanattoni, a project developer for industrial and logistics properties, celebrated the groundbreaking of another distribution center of the logistics service provider Dachser in Rottenburg am Neckar, Baden-Württemberg, on February 9, 2023. In addition to representatives from Dachser and Panattoni, including project participants, the mayor of the city of Rottenburg also attended the celebrations.
(Hamburg/Rottenburg am Neckar) The customized Build-to-Suit (BTS) property is the eighth development that Panattoni is realizing together with Dachser. The family-owned company Dachser, headquartered in Kempten, Bavaria, is an internationally active logistics service provider that offers its customers transport logistics, warehousing, and customer-specific services in the fields of Road Logistics as well as Air & Sea Logistics. At the Rottenburg location, the logistics service provider is realizing an additional distribution center for the storage of various customer-specific products.
Dachser will occupy approximately 13,000 m² of usable space in Rottenburg, which is distributed over 11,306 m² of hall space and 1,542 m² of office and social space. To store refrigerated food, a unit will be prepared for cooling to 12 to 14 degrees Celsius. The hall height is 12 m UKB. Additionally, the outdoor areas will provide the user with 64 car parking spaces and about 70 parking spaces for loading containers and trucks.
High Demand for Warehousing Services
“With the expansion of our branch with the additional warehouse, we are responding to the high demand from the local economy for storage space and corresponding services, as well as closely integrated distribution in Germany and Europe. This allows us to offer our existing customers in the region an expanded range of services and also to be a strategically important and forward-looking partner for new customers. In the development, we have a partner in Panattoni who understands and precisely meets the requirements of Dachser,” comments Marco Geiger, branch manager of Dachser in Rottenburg, on the groundbreaking.
The new distribution center is being built on a 30,000 m² plot adjacent to the Dachser branch in Rottenburg and has direct access to the A81 motorway and the B28 federal road. To relieve public transport, a connecting road between the existing property and the new building is planned.
Good Location and Infrastructure
Stephan Neher, mayor of the city of Rottenburg am Neckar, explains: “Rottenburg stands out as an ideal business location due to its good location and infrastructure. Located in the center of Baden-Württemberg, the city guarantees short distances both regionally and beyond. Additionally, the close proximity to the University of Tübingen provides a large local supply of highly qualified professionals. Dachser has recognized the potential of our region and is expanding its branch with the help of the developer Panattoni with a new facility.”
In the interest of resource-saving and sustainable development, Panattoni aims for certification according to DGNB Gold during construction. For this purpose, the developer plans to install a photovoltaic system on the roof of the hall. Furthermore, to contribute to the energy transition, several electric charging stations for cars and trucks will be built on the property.
Third Development in Rottenburg
“After we already developed for the company Bergfreunde in Rottenburg in 2016 and 2020, we have now secured another area for our long-standing partner Dachser at this sought-after business location. With today’s groundbreaking, we have reached an important milestone in the realization of the new distribution center. We thank Dachser and the city of Rottenburg for once again very good cooperation on the project,” says Fred-Markus Bohne, managing partner at Panattoni Germany and Austria. The developer plans to complete the project by the end of August 2023.
