Tesla Germany will move into the building with a total usable area of 18,600 square meters. Since December, the electric car manufacturer has been delivering new vehicles to regional end customers from there.
(Hamburg/Holzgerlingen) “With this new lease, we have really achieved a great success,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. “We are pleased that we were able to convince the company and secure it for our representative existing space.” This involves the two former partially glazed and highly modern pre-assembly halls of the plant manufacturer Eisenmann. They are located on a portion of the approximately 100,000 square meter site that Garbe Industrial Real Estate acquired in 2021. The area is situated in the Holzgerlingen industrial park Buch (Böblingen district) in the Stuttgart metropolitan region.
Holzgerlingen’s mayor, Ioannis Delakos, welcomes the prominent newcomer: “The rental to Tesla and the associated attractive use further enhances our economic location.”
Initially, the focus of the Hamburg real estate specialist was on leasing the existing building. The next step is to develop concepts for the currently undeveloped areas. “The property still offers potential for high-quality new constructions. We are in very close contact with the city and are exchanging ideas about sustainable development in compliance with the latest ESG criteria,” says Adrian Zellner. Two new buildings with a total of around 30,000 square meters of hall space are planned. Currently, leasing negotiations are underway with users from the commercial, light industrial, and production sectors.
Ecological aspects play a significant role in the development of the two new energy-efficient hall structures. Sustainable materials and materials from the demolition of the old office buildings will predominantly be used in the construction. A photovoltaic system will be installed on the roof area to generate renewable energy. For the entire new construction, Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council.
Due to the scarcity of space in the Stuttgart metropolitan area, the prime location in one of Germany’s strongest economic regions, and the good transport connections, the Hamburg project developer expects to lease the two new buildings even before their completion. Böblingen is about seven kilometers away. The medium-sized center Sindelfingen is ten kilometers away, and the state capital Stuttgart is 30 kilometers away. The industrial area is connected to the A 8 via the B 464 and the A 81. It connects the location westward to Karlsruhe and eastward to Stuttgart Airport, Ulm, and Munich. The nearest bus stop and the Holzgerlingen-Buch S-Bahn station are just a few hundred meters away.
The consulting company Realogis acted as an intermediary in the leasing process, which is commissioned as the lead broker for the marketing of the entire property owned by Garbe Industrial Real Estate.
