Dec 21, 2022 at 1:46 PMPanattoni, one of the leading project developers for industrial and logistics properties in Europe, celebrated the groundbreaking for the City Dock Hamburg Norderstedt on December 20, 2022. The festivities just before Christmas were attended by the Mayor of Norderstedt, Elke Christina Roeder, the head of urban and project development at the Norderstedt development company, Wilhelm Cloppenburg, as well as representatives from Panattoni and the general contractor Goldbeck.
(Hamburg/Norderstedt) The modern business park is the first property based on the “City Dock” concept in the Hamburg metropolitan region. Without pre-letting, Panattoni is developing eight units of varying sizes on 20,200 m² of undeveloped reserve land in the north of Norderstedt, with an office share of nearly 20 percent. The units are distributed across two building complexes and can be rented individually. The City Dock Hamburg Norderstedt will eventually have a total of 12,967 m² of gross floor area, of which 7,883 m² will be warehouse space, 2,508 m² office space, and 2,576 m² flexible space. Approximately 72 office workplaces will be created on-site.
The business park in Norderstedt is one of a total of eleven City Dock projects that Panattoni has been implementing since 2019. It features a new, modern design and is particularly suitable for companies looking to establish themselves in the greater Hamburg area, especially those focused on Hamburg North as a delivery area. Discussions with interested companies in the food delivery and last-mile sectors are already underway. In addition to the City Dock in Norderstedt, the developer is also working on further projects in Berlin, Hilden, Kirchheim near Munich, in the Lower Saxony capital Hanover, as well as in Mannheim, Leonberg, and Sindelfingen, both in Baden-Württemberg.

Panattoni presents an innovative solution with the “City Dock” concept for the development of commercial spaces in urban locations, targeting a wide range of users with different business models. In particular, small and medium-sized enterprises (SMEs), manufacturing businesses, crafts, trade, and start-ups benefit from the demand-oriented use and continuous expandability of the spaces, as well as excellent connectivity and infrastructure. Due to the flexible usage options of the spaces, which can be modularly expanded or combined in terms of size and layout, tenants can design their spaces themselves.
In the interest of sustainable development, Panattoni aims for certification according to the DGNB Gold standard for the construction of the new building. In addition to preparing the roof areas for the installation of a photovoltaic system, the developer plans to install heating using VRF technology and will use an air-water heat pump for this purpose. To compensate for the loss of vegetation that has developed due to the prolonged fallow period on the site, compensatory areas will be reforested with native trees suitable for the habitat.
High Economic Growth in Norderstedt

Completion Planned for November 2023
Construction work on the City Dock in Norderstedt began in November 2022, with Panattoni planning completion for November 2023. Realogis Hamburg is responsible for marketing the City Dock Hamburg Norderstedt.
