Dec 14, 2022 at 5:32 PMPanattoni, the leading project developer for industrial and logistics properties in Europe, is realizing a new building for Yusen Logistics (Germany) GmbH in Sittensen, Lower Saxony. The customized Build-to-Suit (BTS) property is being developed in compliance with high sustainability standards and is intended to serve as a central warehouse location for Yamaha Motor Europe N.V. in the Northern European region.
(Hamburg/Sittensen) The new building for the internationally oriented logistics service provider Yusen Logistics will be constructed on an approximately 40,000 m² vacant lot and will have a total usable area of around 24,000 m² upon completion. This includes 21,403 m² of hall and technical space, 1,110 m² of office and social areas, and 1,419 m² of mezzanine storage space. The building height will be 10.5 m from the ground level. Yusen Logistics will have 85 parking spaces for cars and trucks available on the outdoor areas.
The property is a vacant commercial area in the north of Sittensen, in close proximity to the Sittensen highway interchange on the A1. As part of the revitalization, an unused hall structure was demolished. Construction work on the new property began in August 2022, with the handover of the first construction phase planned for the end of March 2023. The entire property is expected to be finally handed over to the tenant in May 2023.
Stefan Borchardt, Regional Manager Area North, Contract Logistics at Yusen Logistics (Germany) GmbH, comments on the new building as follows: “The new location in Sittensen allows us to take over the central storage for the customer Yamaha Motor Europe N.V. in the Northern European region. We thank Panattoni for making the realization of the central warehouse possible despite the tight timeline between the initial discussions in March 2022, the contract signing in May 2022, and the planned completion of the first construction phase in March 2023.”
Secure and Sustainable Property
To ensure flexible and sustainable use of the new location of Yusen Logistics, the project developer is equipping the new building with a WGK III foil (Water Hazard Class) and a base lowering for fire water retention for the safe storage of potentially hazardous materials. In addition to a roof area prepared for the installation of a PV system (photovoltaics), an air-water heat pump for heating the office areas, and rainwater utilization for toilet flushing and irrigation of green areas, the sustainable concept also includes E-charging stations for cars, a flower meadow, green roofs for ancillary facilities, the sprinkler tank, and bicycle shelters, as well as a Well-Being Area for employees’ break times. Panattoni aims for certification according to the DGNB Gold Standard for the development.
High Demand in Sittensen
“The commercial areas along the A1 in Sittensen are in demand. Due to their excellent connectivity, the Hanseatic cities of Hamburg and Bremen can be reached in just 40 minutes. Therefore, we welcome the developer Panattoni’s initiative to revitalize a vacant commercial area for the new building of Yusen Logistics (Germany) GmbH,” says Jörn Keller, Mayor of the Samtgemeinde Sittensen.
