First “BÄM!-Camp” on the Skilled Labor Shortage in Logistics
Sep 30, 2022 at 7:54 PMPanattoni, a leading project developer for industrial and logistics properties in Europe, announces the completion of the Build-to-Suit (BTS) new building for Peter Sous GmbH, a company of the Sous Logistik Group based in Düren, North Rhine-Westphalia. The traditional company’s business areas include international transport, plastic, hazardous materials, and discount logistics, with an additional area of expertise in container traffic.
The Sous Logistik Group ensures a warehouse concept and offers not only a modern IT system but also a fleet management system. The racking system and the start of operations of the new property at the Düren location took place in mid-September 2022.
Panattoni realized a customized logistics new building for the company with a total usable area of 15,723 m2, of which approximately 14,728 m2 is storage and technical space and 994 m2 is office and ancillary office space. Additionally, there are 17 truck parking spaces at the back of the building. Due to the planned use in the area of contract logistics and hazardous materials storage, Panattoni installed a WGK foil (water hazard class) and a ventilation system. For an emission-reduced and resource-saving energy supply, the installation of a photovoltaic system (PV) on the roof areas is planned. Due to the sustainable development, the new building has a DGNB Gold certification.
Requirements for hazardous materials storage met
“We are pleased to be able to move into the new and urgently needed spaces after a very short construction period of just six months, which will allow us to expand our activities in the region and achieve further growth. The complex requirements for hazardous materials storage were taken into account and implemented during the construction of the property. We thank Panattoni for the partnership-based collaboration on equal terms,” says Jürgen Sous, Managing Partner of Peter Sous GmbH.
The property, with a total area of around 31,000 m2, is the last available in the established local industrial area and is located in a region with overall low land availability. The Sous Logistik Group benefits from outstanding access to the A4 federal motorway. The A44 and A61 are also just a few minutes’ drive from the area. At the new location, the centralization of various value-adding services of the Sous Logistik Group for industrial companies based in Düren, such as Metsä Tissue GmbH, QuickPack Haushalt + Hygiene GmbH, and others, will take place. Against this background, the creation of up to 110 new jobs is planned.
Employment opportunities at all qualification levels
Thomas Hissel, First Deputy Mayor of the City of Düren and Managing Director of WIN.DN GmbH, comments on the establishment of Peter Sous GmbH as follows: “The example of Peter Sous GmbH illustrates the strengths of the industrial location Düren and offers employment opportunities at all qualification levels. These range from training in the commercial sector to skilled workers for warehouse logistics and unskilled labor. In addition to creating jobs, relevant environmental aspects are also achieved. By consolidating external warehouses, truck movements are significantly reduced, thereby decreasing CO2 emissions by approximately 200 tons per year.”
On-time completion
“In developing the BTS property for the Sous Logistik Group, we look back on a constructive collaboration with the new user as well as with economic development and other municipal authorities such as the property office and the civil engineering office. Despite some challenges, we completed the new building on time, including the agreed completion of an access road in the industrial area. This also supports existing companies at the Düren location. We thank all project participants for the successful cooperation,” explains Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. As a brokerage company, Colliers International Köln acted as an intermediary.
