Sep 21, 2022 at 4:34 PMPanattoni, one of the leading project developers for industrial and logistics properties in Europe, is developing a new Panattoni Park in Herzfelde, a district of the municipality of Rüdersdorf near Berlin. Without pre-letting, approximately 11,200 m² of total usable space with a height of 10 m UKB will be created on a plot of around 19,000 m².
(Hamburg/Berlin/Herzfelde) The Panattoni Park Berlin East includes approximately 9,600 m² of hall space, 400 m² of office space, and 550 m² of mezzanine space, with outdoor parking for 61 cars, 18 of which will be equipped with electric charging stations. With a side unloading area of around 700 m², the property is ideally suited for potential use in the automotive sector.
The Panattoni Park Berlin East is being developed in one of the emerging economic regions in the Berlin area. The site is only 15 kilometers from the new Tesla Gigafactory and has direct access to the A10 and B1 towards Berlin and Poland. Berlin Brandenburg Airport (BER) can also be reached in just 39 minutes.
Certification according to DGNB Gold Standard aimed for
In the interest of sustainable and resource-efficient development, Panattoni aims for certification according to the DGNB Gold Standard during the construction of the building. To this end, the project developer is preparing a photovoltaic system, equipping the mezzanine space to be fully illuminated with daylight, and installing 18 electric charging stations for the future tenant.
Sabine Löser, Mayor of Rüdersdorf, comments on the project as follows: “In the eastern Berlin area, the municipality of Rüdersdorf represents one of the largest economic locations. In recent years, more and more innovative companies have settled in our municipality, and those already established place great importance on reducing their emissions. For this reason, I welcome the fact that both photovoltaic systems and electric charging stations are planned for the development of the site.”
Berlin’s surrounding area gains importance for logistics
“The Berlin-Brandenburg capital region is one of the top logistics regions in Germany. However, due to a lack of logistics and industrial spaces in the immediate urban area, the surrounding area of the capital is becoming increasingly important. The southeast of Berlin, in particular, has developed into an attractive location for settlement due to the construction of the Tesla Gigafactory. With the establishment of the Panattoni Park Berlin East in Herzfelde, we have not only succeeded once again in developing urgently needed spaces at an outstanding location. The focus on the automotive sector also aligns with the current trends in the region,” says Fred-Markus Bohne, Managing Partner at Panattoni for Germany and Austria.
Completion scheduled for March 2023
Construction work for the Panattoni Park Berlin East began in August 2022, with the developer planning completion for March 2023. The Berlin branch of Colliers International Deutschland GmbH is responsible as the brokerage company.
