Sonepar Expands Facility with a Robotics Solution from Kardex
Aug 28, 2022 at 12:50 PMIn Salzgitter, Garbe Industrial Real Estate GmbH has acquired an industrial brownfield. After a comprehensive renovation of the site, a high-quality and sustainable new building for the storage and handling of industrial goods is to be constructed on the 51,000 square meter area. The commissioning of the logistics property is scheduled for the third quarter of 2024. Garbe Industrial Real Estate is investing around 43 million euros in the conversion project.
(Hamburg/Salzgitter) The property has been taken over by the Hamburg project developer from Alstom. The deal came about through the good cooperation between both companies. For the rail vehicle manufacturer, Garbe Industrial Real Estate had already realized a 30,000 square meter logistics property on its factory premises in Salzgitter back in 2014. The now acquired area is in close proximity.
Before construction begins, the site must be cleared of contaminants – including foundations of former buildings, concrete slabs, shafts, and possibly also unexploded ordnance. The potentially contaminated soil will be carefully removed and disposed of properly. Subsequently, a leveling layer will be applied, and its surface will be completely sealed. “In this process, we bring our many years of experience in dealing with so-called brownfields,” emphasizes Adrian Zellner, a member of the management board of Garbe Industrial Real Estate. “By revitalizing this long-vacant area, we significantly enhance the land, unlock previously unused land reserves without sealing valuable green spaces, and thus create significant settlement potentials.”
The elaborate conversion process concludes with the construction of a modern logistics property with a total area of 32,000 square meters in three fire sections. For protection, a foil will be installed under the ground slab, allowing for the storage of water-endangering substances. At least 28 loading bridges and three ground-level sectional doors are planned for the loading and unloading of trucks. The outdoor area will feature 140 car parking spaces and six truck parking spaces, some of which will be equipped with electric charging stations.
To generate renewable energy, a photovoltaic system will be installed on the entire roof area. Several green spaces are planned for the property. In addition, the logistics property will not rely on the use of fossil fuels. This aligns perfectly with Garbe’s corporate strategy to implement project developments with the highest sustainability standards while considering all ESG criteria. Therefore, Garbe Industrial Real Estate also aims for certification of the property at least according to the Gold Standard of the German Sustainable Building Council.
The location is characterized by its central position south of the city triangle of Hanover, Wolfsburg, and Braunschweig. It is only a few kilometers to the A 39, which connects Salzgitter in a northern direction with Wolfsburg and the A 2 Dortmund – Berlin, as well as in a southern direction with the A 7 Hamburg – Ulm. There is also a connection to public transport. The nearest bus stop is 200 meters away.
Initial discussions with potential users of the logistics center are already underway. Garbe Industrial Real Estate expects to secure tenants even during the construction period.
