
Raben Group starts construction of logistics center in Herborn

Mar 22, 2022 at 4:07 PMPanattoni, one of the leading project developers for industrial and logistics properties in Europe, celebrated the symbolic groundbreaking of the Panattoni Park Würzburg East in Dettelbach, Bavaria, on March 21, 2022, together with the internationally operating fashion and lifestyle company s.Oliver Bernd Freier GmbH & Co. KG based in Rottendorf. In addition to representatives from the s.Oliver Group and Panattoni, the Mayor of the City of Dettelbach, Matthias Bielek, District Administrator Tamara Bischof, Kitzingen District Office, and representatives from the general contractor Goldbeck were present.
(Hamburg/Würzburg) The Panattoni Park Würzburg East is being developed on a plot of land of 164,000 m2 with two independent building structures and a total usable area of approximately 97,500 m2. Of this, s.Oliver will occupy a usable area of 78,050 m2. This is distributed over 72,250 m2 of hall space, 3,800 m2 of office and social space, and 2,000 m2 of mezzanine space. The hall height is 12.20 m UKB, and there will be 16 truck and 234 car parking spaces on the outdoor areas. In the spirit of sustainable construction, the developer aims for DGNB Gold certification for the entire park. Special requirements for the property, interior design, and intralogistics planning are the responsibility of the s.Oliver Group and will be developed in collaboration with Miebach Consulting.
For the logistics area, a modern and technically demanding equipment with extensive intralogistics installations tailored to the needs of the user s.Oliver is planned, which places high demands on building technology. Among other things, the installation of a pick tower and a hanging goods warehouse is planned.
Central Distribution Center
With the establishment in the Panattoni Park Würzburg East, the s.Oliver Group is setting up a central distribution warehouse for its corporate activities in Europe. The new Logistics Service Center is an important future project and pillar of the corporate strategy, with which the company aims to focus even more on end consumers and their needs. By occupying the spaces in the Panattoni Park, several locations will be merged, and logistics processes will be modernized and further developed through the maximum use of data and automation. End customers, self-managed areas, and trading partners will be supplied from a single source. The capacities of the logistics center are designed for approximately 60 million items. The company plans to handle deliveries and returns for customers from both the B2B and B2C segments for the brands s.Oliver, QS by s.Oliver, comma, and Liebeskind Berlin.
Oliver Hein, Chief Operating Officer at the s.Oliver Group, explains: “Especially in today’s world, where the geopolitical situation is unfortunately becoming increasingly unclear, a well-organized logistics system with short delivery times will play a crucial role in remaining operational. The decision for the location in Dettelbach is to be understood as a clear commitment to the region for which we, as a major employer, bear responsibility.”
Tamara Bischof, District Administrator, Kitzingen District Office, comments on the project as follows: “We are proud and pleased to have gained a globally operating company for our district with the s.Oliver Group. The decision for Dettelbach and thus for the Kitzingen district once again underscores the attractiveness of our economic location.”
Added Value for the Economic Location
“The Panattoni Park Würzburg East, including the establishment of s.Oliver, represents an important added value for the economic location Dettelbach as well as for our industrial area East. In addition to the revitalization of the vacant areas, the community benefits from the creation of new jobs at one of the most important regional employers,” says Matthias Bielek, Mayor of the City of Dettelbach, represented at the groundbreaking by the 2nd Mayor Herbert Holzapfel.
The Panattoni Park is centrally located between the economic locations of Nuremberg and Frankfurt am Main and has excellent access to the A3 federal motorway as well as to the two motorway junctions A3/A7 and A3/A81. The property is the former production site of Wanit-Fulgurit GmbH for facade and roof panels as well as for plastic profiles. Due to the industrial history of the area, handling soil contamination and carrying out partial remediation measures had to be addressed in advance. Panattoni began complete demolition work on the existing buildings at the end of 2021. In mid-2022, the developer will start the structural work, with completion scheduled for early 2023. The new user s.Oliver will commence operations in 2024.

The second construction phase is still available for tenants and includes a usable area of 19,480 m2, of which 17,500 m2 is logistics space, 880 m2 is office and social space, and 1,100 m2 is mezzanine space. The hall height is 12.20 m UKB, and there will also be 8 truck and 105 car parking spaces. The second construction phase will be marketed by the commercial real estate specialists Immolox GmbH and CBRE Frankfurt.
