The Deutsche Logistik Holding (DLH) has acquired a plot of land measuring approximately 82,200 m² in the “Wölzower Weg” industrial area in Wittenburg. On this plot, around 30,500 m² of logistics halls and office spaces will be realized in a total of 3 hall sections. The acquired areas have ideal conditions for the development of a logistics project.
(Bremen) The construction site is located directly at the A24 motorway, exit Wittenburg, and thus in the extended catchment area of the Hamburg logistics market. The plot is very visible from both sides of the motorway. “The A24 motorway is the main axis for freight transport between Hamburg and Berlin. Therefore, the location offers optimal transport connections between Hamburg and all southeastern countries,” says Felix Zilling, Managing Director of DLH.
The acquired areas have ideal conditions for the development of the logistics project. The open spaces are predominantly level and paved. Only minor demolition work is necessary. The building application will be submitted shortly.
DGNB Gold Standard is being pursued
The development will be multi-user capable and divided into three modern hall sections. Additionally, an outdoor storage area will be created. The property will be constructed according to the latest technical standards and sustainability criteria. Certification according to the DGNB Gold Standard is being pursued. “The discontinuation of funding programs should not prevent us from constructing this building according to the requirements of efficiency building level 55,” says Christoph Telker, Managing Director of DLH, regarding sustainability in project development. “Moreover, the fully integrated PV system on the roof will provide maximum benefit from renewable energy for the tenant/operator. Nature-oriented outdoor design and meeting places in the outdoor area will also be taken into account during implementation.” The office spaces will be constructed and fitted out according to customer requirements. Additionally, sufficient car and truck parking spaces will be available.
Completion by the end of 2023/beginning of 2024
The realization of the logistics project is scheduled to begin in autumn 2022. Completion is aimed for the end of 2023/beginning of 2024. The brokerage firm Robert C. Spies from Bremen and Hamburg has been commissioned with the rental of the spaces.
