The investment volume amounts to 24 million euros. The property is designed as a multi-user warehouse with a total area of 24,500 square meters. Construction is set to begin in February. The property is already fully leased to the globally operating logistics service provider GEODIS.
(Hamburg/Coswig) The new building is being constructed on a plot of approximately 42,000 square meters in Coswig, in the Saxon district of Meißen, 15 kilometers northwest of Dresden’s city center. Previously, a pulp mill stood on the site. The Hagedorn Group acquired the land, demolished the old production building, and extensively renovated the industrial wasteland – with the aim of creating a foundation for a project with urban planning benefits. The ready-to-build area has now been sold by the Hagedorn Group to Garbe Industrial Real Estate.
A significant factor in the site selection was the high demand for modern logistics properties in the Dresden metropolitan area. “Land is scarce, and the demand for available spaces is therefore extremely high,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “The fact that we were able to lease the property completely to GEODIS even before construction began shows how sought-after modern properties are in the region.”
The tenant intends to provide primarily contract logistics services for customers in the high-tech, industrial, consumer goods, automotive, and retail sectors in the new building. A total of 24,500 square meters of space, including office and social areas, will be available. Garbe Industrial Real Estate has commissioned the logistics construction company fabrikon GmbH, based in Kassel, as the general contractor for the construction. The property will be equipped with 20 loading docks and two ground-level gates. The outdoor area will have parking spaces for 62 cars and 12 trucks. The S 84 runs nearby. The so-called Elbtalstraße connects Meißen with Dresden. The site is connected to the national and international road network via the S 84, the B 6 Leipzig – Dresden, and the A 4 Bad Hersfeld – Görlitz.
State-of-the-art Energy Standards
Sustainability criteria play a significant role in the development of the property. The new building is being constructed on a conversion area and will meet the latest energy standards. Parts of the facade will feature greenery. A photovoltaic system will be installed on the roof of the hall to generate renewable energy. Additionally, the entire property is set to be certified according to the Gold Standard of the German Sustainable Building Council (DGNB). The project is expected to be completed in October of this year.

“As the mayor, I am pleased, on behalf of the city council, that our efforts over the past years to develop commercial areas have been successful. With this large and modern logistics facility, we are achieving a new settlement in Coswig that not only meets today’s customer requirements but also sets standards in environmental protection with a comprehensive PV system and facade greening,” says Thomas Schubert, Mayor of Coswig. The real estate consulting company Colliers International Germany acted as an intermediary in the leasing process.
