Element Logic Acquires Global Distribution Rights for AutoStore
Feb 11, 2022 at 2:49 PMLIP Invest, a leading provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, secures a logistics new building in Bramsche, In der Welle 14, directly from the project developer DLH Deutsche Logistik Holding for one of its logistics funds. BeMo Tuneling GmbH is acting as the general contractor.
(Munich/Bramsche) In the acquisition process, LIP was legally and tax-wise supported by LPA and in the ESG due diligence by ES EnviroSustain. Cushman & Wakefield took over the technical due diligence as well as construction controlling.
The completion of the new building project is planned for Q2 2022. The distribution center will have a total rental area of nearly 12,400 square meters with a hall height of 10 meters and a load-bearing capacity of 5 tons. Access will be provided via 10 loading docks and a ground-level access gate. There will be a separate entrance and exit for trucks and cars. The site will have 70 car parking spaces and 16 covered bicycle parking spaces, some of which will be equipped with e-charging stations. The property is also accessible by public transport.
The building will be constructed according to the KfW-55 standard, and the roof area will be fully equipped with a photovoltaic system with a capacity of 1,100 kilowatt peak. The electricity generated here will be used by the tenant Clinic & Job Dress. This enables a CO2-neutral operation. The outdoor area will be attractively designed with natural plantings and resting areas for employees. A DGNB Gold certification is being pursued for the logistics center.

Long-term Lease Agreement with Regional Company
The medium-sized company Clinic & Job Dress from Osnabrück will use the distribution center as its new headquarters and therefore leases it long-term. The provider of workwear has an extensive product range that requires corresponding storage capacities. From the location in Bramsche, well-known customers from the healthcare, hospitality, and cleaning industries will be supplied with high-quality clothing items.
The logistics property will be built in the industrial and commercial area Eiker Esch, which is located between the A1 and A30 motorways. The nearest junction, one kilometer away, ensures quick access to Osnabrück to the south and Bremen to the north. The logistics region Münster/Osnabrück serves as a transshipment point between the North Sea and the Ruhr area.
First Property in the Münster/Osnabrück Region
