Hermes Fulfilment Introduces First Exoskeletons in Ansbach
Jan 27, 2022 at 6:50 PMLIP Invest, a leading provider of real estate special funds for institutional investors in the asset class of logistics properties in Germany, is acquiring a logistics center under construction in Dannstadt-Schauernheim for one of its logistics funds. It is already fully leased to the IFCO Systems Group.
(Munich/Dannstadt-Schauernheim) The project development is being realized as part of a forward funding deal with Panattoni as the general contractor. The completion of the distribution center is scheduled for the end of the third quarter of 2022. Goldbeck Southwest, Rhein-Neckar branch, is acting as the general contractor. In the acquisition process, LIP was legally supported by Ashurst, tax-wise by Ebner Stolz, and in the ESG due diligence by ES EnviroSustain. Mocuntia took over the technical due diligence as well as construction controlling.
On a plot of approximately 41,500 square meters, 20,000 square meters of hall space, 2,200 square meters of mezzanine space, and 1,100 square meters of office and social space are being created. The hall space can be divided into two separate sections, allowing for separate leasing of the units. The hall height is 9 meters UKB; the floor load is 5 tons per square meter. An additional 8,800 square meters will serve as traffic and parking space with 54 car and 6 truck parking spaces. Additionally, a turning circle for trucks and a generous bike storage area will be created. Two loading yards with 10 ramp gates each and two ground-level sectional doors are planned for servicing.
Focus on Well-Being and Nature-Friendly Design
In the construction of the new building, all parties involved place a high value on environmental compatibility: The car parking spaces will be equipped with permeable eco-paving and several e-charging stations. The building will be equipped with a resource-saving heat pump and underfloor heating in the office areas. On the roof of Unit 1, LIP, in partnership with AvanLog Solar, will install a photovoltaic system, while a green roof will be planted on the roof area of Unit 2. The outdoor facilities will be designed park-like with wildflower meadows and a natural pond. During breaks, employees will have access to a pavilion and seating areas. A variety of nesting sites will specifically promote the settlement of house sparrows on the logistics site. A DGNB Gold certification is being pursued for the new building.
The sole user of the logistics property will be the IFCO Group, a leading provider of reusable containers that supplies over 14,000 food producers worldwide from the sectors of fruits, vegetables, meat, fish, and baked goods with appropriate load carriers. With the new distribution center in Dannstadt, the company aims to strengthen its activities in the Rhine-Neckar region and is therefore leasing long-term.
Advantageous Location in the Rhine-Neckar Logistics Region
The new building is located in the Dannstadt-Ost industrial area, where a 24-hour operation is permitted. With its immediate proximity to the A65/A61 highway entrance and the Mutterstadt highway interchange, the distribution property is conveniently located. The Rhine-Neckar logistics region is traversed by a dense traffic network. Thanks to its location at the intersection of the federal states of Baden-Württemberg, Hesse, and Rhineland-Palatinate, many sales markets in the surrounding metropolitan areas, such as Mannheim or Heidelberg, can be reached quickly.

Additionally, there is the possibility to handle time-sensitive goods as air freight with Frankfurt Airport.
