A multi-user park with a total usable area of around 29,000 square meters is to be built on it. The planned start of construction is in the middle of this year. The investment volume amounts to 40 million euros.
(Hamburg/Duisburg) The plot is located on the so-called “Zeus site.” Until the end of the 20th century, it was used by the steel industry. To make the area usable for future purposes, the Hamburg project developer must first carry out extensive renovations. “We bring our many years of experience in the revitalization and development of industrial wastelands into play,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.
The total area of 29,000 square meters is divided into three hall sections with two of 6,000 and one unit of 12,000 square meters. In addition, there are a total of 3,800 square meters for office and social spaces and 1,000 square meters for storage mezzanine. Garbe Industrial Real Estate is developing the entire property without fixed rental commitments. “With the multi-user park, we want to appeal to medium-sized companies from various industries,” says Jan Dietrich Hempel. He estimates the demand for state-of-the-art commercial properties in the region to be high: “Available spaces in the densely populated western Ruhr area are extremely scarce.” The location in northern Duisburg is considered optimal by the Garbe Managing Director. The plot is only a few hundred meters from the Duisburg-Nord motorway interchange, which connects the A 59 Dinslaken – Bonn with the A 42 Moers – Dortmund. Via the A 42 and A 3, the location is connected to the A 2, one of the most important west-east connections in Germany. The Duisburg port is located about three kilometers away.
Photovoltaic system on the roof
To generate renewable energy, a photovoltaic system will be installed on the entire roof area of the multi-user park. For the new building, Garbe Industrial Real Estate aims for certification according to the Gold Standard of the German Sustainable Building Council. The completion of the property is planned for the second half of 2023.
The sale of the plot to Garbe Industrial Real Estate was facilitated by Gerd Erke Logistics Services GmbH & Co. KG from Munich.
