Aug 12, 2021 at 4:04 PMLIP Invest, a leading investment manager for logistics properties in Germany, acquires a property built in 2018 in Hildesheim for one of its logistics funds. The seller of the property is a private investor from Bavaria. The total building area of nearly 10,000 square meters is divided into two equally sized hall units for flexible use.
(Munich/Hildesheim) The logistics property in Hildesheim combines the building characteristics of a distribution center with those of a transshipment property, making it suitable for diverse, cross-industry use. In addition to the hall area, 1,350 square meters are set up as outdoor storage space. The installations for office and social areas occupy 400 square meters. In 2019, an extension for charging electric forklifts was built on the western facade.
In the off-market transaction, LIP was technically supported by Mocuntia, legally by LPA, tax-wise by WTS, and in the ESG due diligence by ES EnviroSustain.
All four sides of the hall feature extensive delivery options: The 9 ground-level access gates are partially covered to enable weather-independent goods handling. Additionally, the building has 8 loading gates with loading bridges, 4 of which are designed as jumbo gates. The spacious maneuvering area of 9,400 square meters also provides space for 20 trucks. The property can be completely circled and is planted with a surrounding green strip. Access to the site is provided via a turnstile from a separate parking area with 72 car parking spaces.
Tenant Coca-Cola European Partners Deutschland GmbH
The tenant Coca-Cola has been established in Hildesheim for more than 30 years and operates one of its two largest production facilities in Germany there. The logistics center acquired by LIP has been used by the beverage manufacturer since its construction in 2018. It is located just under 4 kilometers from the Hildesheim production site and serves nationwide distribution to retail and gastronomy customers in the extensive distribution network.
Logistics structures in the Hanover metropolitan area
From the Hildesheim location, extensive distribution is possible due to the nearby A7 and A2 motorways. The Container Hub Hannover-Lehrte, located about 30 kilometers away, has recently commenced regular operations and offers direct connections to Duisburg, Munich, and Verona, among others. Hannover Airport, 48 kilometers away, is suitable for handling time-sensitive goods.
“With Hildesheim, we are acquiring a TOP property for our portfolio with very good transport connections. Furthermore, the roof structure of the existing property allows for the installation of a photovoltaic system. This fits well into our ESG strategy for the fund properties – we want to gradually utilize all roof areas for the generation of renewable energy. Our asset management team has examined the portfolio properties in this regard and will implement the corresponding measures step by step,” says Sebastian Betz, Managing Director at LIP Invest.
