Jul 29, 2021 at 3:33 PMLIP Invest, one of the leading investment managers for logistics properties in Germany, acquires a high-quality distribution center for shipments of DHL Express Germany GmbH in Erlangen-Frauenaurach for its funds. The property has been leased back to Deutsche Post Immobilien on a long-term basis. It serves as a parcel distribution center for express goods shipping in e-commerce.
(Munich/Erlangen) The property is particularly distinguished by its flexible delivery options: On one side of the hall, there are three so-called PuD fingers (Pick-up and Delivery), which can be accessed by over 96 docking stations for small transporters. 35 loading gates for trucks with loading bridges, eleven ramp gates for sprinters, and a ground-level access gate provide additional loading and unloading options. The 82 car parking spaces in front of the property can be accessed via a separate entrance, ensuring they do not obstruct operations during maneuvering. Additionally, there is a barrier system and a gatehouse including a package pickup counter.
On the 35,700 square meter site, the total rental area of the building occupies 8,000 square meters. The free-standing hall, with a height of 8 meters and a surface load of 5 tons, has a high third-party usability as a distribution center. The property is accessible on foot via public transport and offers a variety of bicycle parking spaces. Sanitary facilities for drivers are provided in the outdoor area. As part of its ESG strategy, LIP will retrofit a photovoltaic system on the roof area.
Parcel Distribution Center for DHL Express Shipments
The Deutsche Post DHL Group has been using the property since 2015 for its subsidiary DHL Express Germany GmbH. “The distribution center in Erlangen benefits from the explosive growth in e-commerce. DHL generates about 25 percent of its volume from this. Logistics properties, especially parcel distribution centers, are crucial in online retail to ensure smooth and fast deliveries. Therefore, this acquisition is a good addition to our existing portfolio,” says Natalie Weber, Head of Logistics & Research at LIP Invest.
The seller of the distribution center is a project company of the Franconian Geis Group. LIP received technical support in this off-market deal from albrings+müller and both legal and tax support from WALCH RITTBERG NAGEL. The ESG due diligence was conducted by ES EnviroSustain.
Attractive Location in the Nuremberg Logistics Region
The Nuremberg logistics region is strategically located along several long-distance transport routes, including the A3, A6, A7, and A9. Additionally, there is the possibility to utilize all modes of transport via Nuremberg Airport, the port, and the GVZ. Thus, the location is an important hub for local and long-distance transport.

The trimodal KV terminal in the Bayernhafen Nuremberg is one of the largest and most efficient transshipment facilities in Europe and offers, among other things, a connection to Chengdu, one of the most important hubs in Western China,” explains Bodo Hollung, partner and managing director of LIP Invest.
