The new building is expected to be ready for occupancy in the second quarter of next year and will have a total area of 17,800 square meters. The Hamburg-based project developer is investing 14.8 million euros in the site.
(Harsum/Hamburg) The property is being built on a 30,500 square meter plot in the Harsum industrial area Nordfeld. This is located about ten kilometers north of Hildesheim and approximately ten kilometers south of the city limits of Hanover. The hall is designed to be divided into two units: one will be 9,100 square meters and the other 7,900 square meters. “Thanks to our back-to-back arrangement of the two units, the new building is suitable for operation as a cross-dock property, but due to its construction height of 10.50 meters UKB, it can also serve as standard logistics space,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH.
Good Transport Links
The new building will be equipped with two ground-level sectional doors and 17 loading bridges. The floor in the smaller hall will be sealed with a special foil, allowing for the storage or transshipment of substances in water hazard classes 1-3. The outdoor area will feature parking spaces for 36 cars and four trucks. Approximately 830 square meters are designated in the property for offices and social rooms. A significant factor in the site selection was the transport links. The industrial area is visible from the A7 motorway, which connects Hanover with Kassel.
Discussions with Potential Interested Parties
The Hildesheim-Drispenstedt interchange is about four kilometers away and can be reached in a few minutes via the federal highway 494, which runs directly past the industrial area 2. The A7 provides access to the A2 at the Hanover-East motorway interchange, one of the most important east-west axes in Germany. Garbe Industrial Real Estate aims for the property to achieve certification according to the Gold Standard of the German Sustainable Building Council. A photovoltaic system will be installed on the entire roof area to generate renewable energy. The new building is being constructed without fixed rental commitments. Discussions with potential interested parties have already begun. “The demand at this location is very high,” says Jan Dietrich Hempel. “Therefore, we expect full occupancy even during the construction period.”
