The redevelopment of the site is set to begin at the end of 2021. The area is well integrated into the transport network and boasts prominent neighbors.
(Cologne/Düsseldorf) Frasers Property Industrial has acquired the 14-hectare former Vallourec industrial site in the Düsseldorf district of Reisholz. The developer and owner of industrial and logistics properties plans to revitalize the area with a sustainable and multifunctional commercial and logistics park covering approximately 75,000 sqm.
The location of the future commercial and logistics park is characterized by excellent connections to the surrounding regions. Düsseldorf Central Station is only 8 km away, and the nearby A46, just 2.5 km away, provides both an excellent east-west connection and access to the federal motorways A3 and A57. Furthermore, potential tenants benefit from the high density of the transport network in the Rhine-Ruhr region, with the international airports of Cologne and Düsseldorf as well as the important inland port in Duisburg. The property is located in close proximity to the industrial sites of Henkel AG and BASF.
Further milestone in the European growth strategy

As broad a user mix as possible
In the planning of the commercial and logistics park, Frasers Property Industrial places great importance on enabling as broad a user mix as possible and flexible usage. In the first construction phase, the developer plans to realize larger hall sections for users from production and logistics covering approximately 44,750 sqm. The second construction phase for the remaining approximately 30,250 sqm includes the development of a state-of-the-art business park. The design of the outdoor and green spaces will reflect the historical use of the area.
The careful dismantling of the existing properties will be carried out with consideration of a detailed demolition and disposal concept. To minimize the amount of construction waste, all recyclable materials on site will be sorted and recycled. For the redevelopment, Frasers Property Industrial aims for a Gold certification from the German Sustainable Building Council (DGNB).
Frasers Property Industrial received support from BNP Paribas Real Estate in connection with the transaction, which was exclusively commissioned by Vallourec.
